Association Upgrades – Past and Future
Several improvements have been made since the last newsletter:
¨  Electricity lines run to light up black Villas signs on each corner;
¨  New sign at the clubhouse and at the entrance (costs split with the Masters HOA);
¨  New lighting in the median and entrance (costs split with the Masters HOA);
¨  Gutters relocated from the side to the front of the garages to decrease the damage caused by parking and moving cars;
¨  Holiday color added with red bows on the garage lights throughout the complex;
¨  Concrete repairs for driveways and sidewalks are being scheduled.
All the upgrades and changes greatly enhance our property values, along with creating more security with the extra lighting.
Roof and Balcony Repairs
As always, the big challenge and expense are these roofs and balconies. This spring brought an unusually high number of calls. The roofers are very responsive and address them as quickly as possible.

¨  Illegal trash dumping outside the dumpsters. If you see someone abusing, please get the license plate and call Veracity (abusers could be from outside the complex and can be tracked).
¨  Tennis courts are for tennis ONLY – it is not a playground or dog park.
¨  Check your water shut-off valves for corrosion/rust. They are the homeowner’s responsibility. Don’t wait until it’s an emergency.
¨  Please keep your window appearance neat (if covered, use white or off-white coverings). Should you choose to leave windows uncovered, please see that their appearance is neat without any obstructions or clutter visible from the outside. This does reflect on the appearance of the complex.
Updated Contact Information
Thanks to all who responded to the request for updated contact information (almost 100 out of 136 responded). If you have not yet done so, you can still address it to . This is an absolute lifesaver when emergencies come up or there is a need to get a blast out to the owners.
Villas HOA
The Condo Association meets on the 3rd Thursday of each month at 6 pm at the Clubhouse. Owners who have any issues or topics they wish to bring before the Board should contact Veracity to be added to the agenda.
Our Managing Agent, Veracity, makes regular inspections of this property to make sure there are no violations of the Bylaws. At times this may mean looking inside the backyard, as our water closet doors are seen from the outside (backyards are a “limited common element”).
