Project Manager

Responsible for $30 million of concrete tilt-up and flat work construction projects from preconstruction phase to completion.

Effort: Reviewed project proposals and plans. Established work plan, recruitment of

staffing and assignment of project personnel for each phase of the project. Monitored construction progress to be in-line with budget and schedule. Reviewed status reports prepared by project personnel and modified schedules and plans as required. Prepared project reports for management and clients. Conferred with project personnel to provide technical advice and resolve issues.

Accomplishments: In the last year had a combined improvement to projected profit of 12%. This was accomplished through closely tracking costs, working with the field superintendent to track labor and buying out subs and material under budgeted costs.

UDR; Dallas, Texas 2007

Project Manager

Managed the kitchen and bath upgrade of 164 multi-family properties with a combined budget of $70 million.

Effort: Created and approved changes to scope of work. Coordinated three general contractors at properties throughout the United States. Worked closely with owners and property managers to achieve the desired look and appearance of upgrades through selection of materials and fixtures.

Accomplishments: Program was over budget and behind schedule upon hire. Through closely reviewing and tracking costs and a hands-on management style was able to bring it back under budget. At the onset of hire upgrades were taking on average 40% longer to complete. Over the course of three months the upgrades finished on time or early as schedules were implemented and tracked.

MEDCO CONSTRUCTION; Dallas, Texas 2006-2007

Project Administration

Administered commencement of $25 million in new commercial projects. Acted as liaison between owner/architects and field supervisors.

Effort: Initiated and monitored entire submittal process for compliance and proper timing. Compiled scope and contract documents and ran scope and subcontractor meetings. Authored, tracked and maintained RFI’s and RFI log. Conducted comprehensive audits of particular vendors and subcontractors for contract and pricing reconciliation resulting in significant credits. Scheduled appropriate vendors and subcontractors to each project in order to maintain the project schedule. Completed monthly payment applications for submission for payment.

Accomplishments: Implemented standardized policies and procedures for monitoring purchase and use of supplies and equipment. Increased efficiency regarding selection of vendors and subcontractors mitigating overcharges and overpricing which translated into improved project profitability. Analyzed means to reduce rental costs and improve profitability.

Analyzed means to reduce rental costs and improve profitability. Monitored payment status and status of intent to lien letters.

Accomplishments: Negotiated new pricing with rental companies and leased equipment from smaller companies and individuals for substantially lower rental rates resulting in significant improvements to project profitability.
