RULES FOR RENTERS – Long Version for owners

9. All visitors of your renters must park in a visitors space. Visitor spaces are not numbered
10. Anyone that is diaper dependent is not allowed in swimming pool. Young and old alike!
11. All must follow the swimming Pool rules stated on a large sign at the pool Florida mandated laws!
12. No GLASS bottles or glass of any kind is allowed within pool or within the pool fence. Florida law!
13. The SAFETY ROPE must be reattached when leaving swimming pool. WE COULD BE CITED!
14. No gas/char coal grills are allowed on porches/lanais, or in the swimming pool area. Florida law!
15. Cars/SUV’s with car-top carriers must park in spaces without a overhead roof unless vehicle fits.
16. Buidings A – B – C – D dispose of garbage in tied bags in dumpsters provided are rear of property,
both on north and south sides. Re-cycle containers are provided next to the dumpsters.
17. Building E people can dispose of all garbage in tied bags There are 2 chutes provided on each floor
near the elevator. Do not dump loose garbage down chute especially bottles. There are re-cycle
containers provided for cardboard, paper, and glass bottles out side the north and south entrances of
E building.
18. Buildings F –G can throw their tied bags of garbage in the dumpster container within the rubbish
room located next to the E building stairwell on the main floor. Please use the same re-cycle bins
located at each entrance on the north and south side of the E building.
19. No under age drinking, spring breakers will not be tolerated on the property. “You will be asked to
leave.
20. Nude swimming: This is not tolerated! For those that had too much to drink and decide to swim
after hours with or without bathing suits, the Sheriff will be called to remove you from the pool.
21. Please do not hang towels over the railings. Please hang over chairs on porches where they cannot
be seen or use a dryer.
22. Please remember that your mother does not work at Bay Oaks, please pick up after yourselves. We
try to provide trash cans where ever possible.
If you have any problems with anything in the unit that you rented, you must call the person or agent that rented you the unit. Remember! The Association is not responsible for the amenities that you do not have within your unit. Before you leave, you should write down the deficiencies or the good points within the unit you are staying. Owners should want to know their deficiencies. Have a guest book, you’ll learn a lot!
Many times during the year there is a retired Deputy Sheriff that walks the grounds and all floors of the E building. Loud noise and out of control noise will not be tolerated.
Remember! Bay Oaks are private homes and many owners live on the property full time. Being disrespectful of the property that they pay in their mortgage, maintenance fees and taxes is not very nice.

Most Important Rules for Renters at Bay Oaks
Code for number of people cohabitating in condos
· Deluxe 1 bedroom E Bldg. – 4 persons
· 2 bedroom 2 bath E Bldg. 6 persons
· 2 bedrooms 2 ½ bath – Town House 6 persons
· Garden Apt. 1 or 2 bedroom – 4 persons or 6 persons
Over populating of condos will not be tolerated. Owners will be called!
· The swimming pool closes at 10:00 P.M. NO EXCEPTIONS!
· Clubhouse closes at 11:00 P.M. NO EXCEPTIONS!
· Nude Swimming is not tolerated under any condition. For those that are drunk and decide to swim, you will be removed by the Sarasota County Sheriff.
· Do not use properties across the street to get to beach. YOU ARE TRESPASSING
· Renter must park in proper parking space with parking tag displayed within vehicle. See office!
· The SAFETY ROPE must be re-attached before leaving the pool.
· Bay Oaks does not condone underage drinking and use of illegal drugs and drunken driving.
· Do not wash clothes after 10:00 P.M. Other noise will not be tolerated after 11:00 P.M.
· Anyone! Baby/adult that is diaper dependent is not allowed in the swimming pool.
· No GLASS bottles/glass of any kind is allowed within the pool area fence.
WHERE TO DISPOSE OF BAGGED GARBAGE
· Buildings A-B-C-D- dispose of garbage in tied bags in dumpsters provided at rear of property on both north & south sides. Re-cycle containers are provided next to the dumpsters.
· Building E renters can dispose of all garbage in closed tied bags. There are 2 garbage chutes provided on each floor near the elevator. Do not dump loose garbage down the chute especially bottles. There are re-cycle containers provided for cardboard, paper, and glass bottles out side the north and south entrances of the E building.
· Buildings F & G can throw their tied garbage bags in the dumpster within the rubbish room located next to the E building stairwell located on the first floor. Please use the same re-cycle bins located at each entrance on the north and south sides of the building.
· Remember! Please clean up after yourselves. Do not leave empty bottles/bags about the property.
· During the year there will be a retired deputy sheriff patrolling the grounds/building to quell noise and to stop car theft and vandalism.
