Carpentry
1. Necessary demolition to plan (including tearing up floor tile?)
2. Frame new shower/laundry partition, shower seat(must be sloped towards shower drain), soap/shampoo nook(base should also slope to drain) and curb (NOTE: curb should be treated wood). Install blocking for grab bars in shower.
3. Hang, patch, tape, finish and prime drywall as needed
4. Install tile DensShield backer board in shower. DensShield works just like sheetrock.
(NOTE: Find a local source for DensShield. It’s superior product and is far easier to install than cement board)
5. Frame openings for an hang new doors in other rooms. Protect existing flooring.
6. Install new baseboard as required
7. Install vanity cabinet and countertop(unless it’s granite?) what are you using for a top? If laminate carpenter cuts the hole for the sink. If granite the fabricator cuts the hole and installs the sink if it’s an undermount
Electrical
- Provide necessary wiring for, new recessed shower light, exhaust fan (if there isn’t one there now).
- Relocate wiring for new stack washer/dryer (if needed)
I’m assuming there is an existing 20 amp GFCI (GFI) receptacle there now if not you’ll need to install one to meet code.
You’ll need somebody to run the vent for the exhaust fan and maybe the dryer. I could never get the electrician to do this.
Plumbing
1. Install and provide materials for necessary drain and water piping for new mud base shower. Install shower pan membrane. Test shower pan/drain before completion of rough in. (NOTE: shower drain must be clamping ring type)
2. Relocate drain and water piping for stack washer/dryer (if needed)
3. Set new toilet, lavatory sink and faucet complete with necessary piping. Trim shower valve and install grab bars. Fixtures & grab bars provided by GC. (you can leave off the grabs for the plumber if you have a generalist who can do this but it usually falls to the plumber)
If the drains are inaccessible from below the floor will need to be torn up which means you have to add patching the floor to the carpenter’s list as well as new tile if you weren’t planning on that already
Tile setter
1. Install mud shower base
2. Tile shower walls, seat and base.
3. Tile floor in bathroom (if needed)
You best option for the top of the curb is a solid piece of marble, granite Corian or equal. A tiled curb top won’t last.
Painter
Paint walls doors and trim. Wood to be primed + 2 finish coats.
Glass Vendor
Measure, fabricate and install enclosure for shower.
This will be an all inclusive price (labor and materials). No glass company will install product provided by somebody else.
