SCOPE CLARIFICATIONS

PROJECT: The Amma Center, Lodi Township, MI (Near Ann Arbor)

BID DUE DATE: Tuesday, May 15, 2012 – 11:00 A.M.

See the following for scope items by trade. This is not intendend to be a full or complete list, but a clarification and highlight of scope items related to your trade.

Demolition:

·  Include 220 LF of concrete removal and disposal for underground plumbing trenches. Assume existing slab is 6” thick.

Concrete:

·  Include replacing 220 LF of concrete trenches. Assume that the existing slab is 6” thick.

·  Per addendum #1 – all exterior concrete except frost slabs are eliminated. Frost slabs are shaded on drawing A2.0.

·  Include pad with frost footings for new HVAC unit.

·  Include sealing concrete in room 106.

Carpentry:

·  Include construction of wood screen wall at the north end (including concrete for posts).

·  Include solid surface countertops. An allowance of $12 / sf is to be used for SS top material.

·  Include crown molding in bathrooms. Offer an alternate to eliminate crown molding.

·  Include installation of toilet partitions.

·  8” metal studs are needed full height at all perimeter walls. See pictures on FTP site for existing structural framing conditions.

·  Quote replacing all MDO panels with 5/8” drywall as an alternate.

·  Include ½” duro rock backer board wherever ceramic tile is shown.

·  See specifications for details on hanging cloud material.

Insulation:

·  Provide alternate pricing to replace meeting room 105 sprayed insulation with 4” vinyl faced roof insulation.

Roofing / Siding:

·  Per Addendum #1 – roof repairs are an allowance of $3,500.

Alluminnum / Glazing:

·  Include break metal trim at window heads and sills. See wall sections on A6.0

Flooring / Tile:

·  An allowance of $5 / sf is to be used for vinyl plank material.

·  An allowance of $8 / sf is to be used for ceramic tile material.

·  Include supply and install of walk off mat.

·  An allowance of $15 / sf is to be used for carpet material.

Plumbing:

·  Sanitary tie in is to an existing septic system that is stubbed outside the building at the SW corner.

·  Water is provided from a new well installed by others. Water line will be left stubbed up approximately 12” above grade in mech room 107.

·  Include money for signed and sealed engineered drawings for submittal to Washtenaw county.

·  Include gas piping to the new RTU.

·  Refer to Potapa Design Narrative on the FTP site for details on plumbing requirements.

HVAC:

·  Include money for signed and sealed engineered drawings for submittal to Washtenaw county.

·  Refer to Potapa Design Narrative on the FTP site for details on HVAC requirements.

Electrical:

·  Per Addendum #1, concrete slab and radiant heat at the west end of the building are eliminated. Include only an empty PVC conduit for future use.

·  On drawing E2.1 – note 1 should be used for storage room 106 – existing lights to remain. Rework switching as necessary to accommodate new firewall separating room 105.

·  Per Addendum #1, include a new uninterrupted service to the new fire pump. Note that the location of the fire pump is changed in Addendum 1. Note an allowance for DTE fees.

·  Include power for a new RTU and exhaust fans in the bathroom.

·  Include power to an electric wall heater in the vestibule. Heater provided by HVAC contractor.
