I hope this letter finds you in good health and enjoyingwhat is left of the summer! Here at Windsor Palms it has been hot and busy.
Our managers have had their work cut out for them this year. With the opening of the Tiki Bar and Grill last year, it has been a quick learning curve and getting over the threshold of general business practices and food and beveragesafetyin particular.To that end, things are well and getting better.
Financially, the Tiki Bar is standing on its own two feet, food service and menus have been reviewed and changed ina more orderly and cost effective way in order to control inventory and ensurethe freshest food isavailable for saleto our owners and guests. We also want them to experience a fair-pricedmenu for their stayat our resort.
One unexpected education that we received was the difference in operating the bar going fromnormally hot temperatures to extremely hot temperatures. Our manager, Tiffani, did everything she needed to in order to keep the staff as cool as possible while looking at any possible long term changes in the layout of equipment which might reduce the heat in thatsmall environment.Tiffani has also reduced turnover to the point of havingwhat we hope will be a few permanent and dedicated food and beverage staff workingin both the bar and the store.
Luca has been busy with general plant issues such as powerwashingof the sidewalks and curbs from the gatehouse to the clubhouse and throughout the resort.In his commitment to help reduce costshe has reviewed, and in some cases changed thechemicals weuse for cleaning the clubhousebuilding interior, and our product buy of hand soaps, hand sanitizers, hand towels and other paper products, without sacrificing the quality of the products. In addition, he has converted almost all the lighting to LED lights which operate at a much reduced utility cost of operation. He has alsopriced outreplacement fixtures for some of the larger wattage units that could not be converted to LED with a simple bulb change. All these retrofits will reap dividends immediately in our resort electrical bills and provide substantial savings over the long run due to the bulbs and fixtures extended life.
Luca is in charge of our "GREEN" initiative and is constantly looking at, and taking action on, things to do with reducing our gas and electric bills and for recycling of our waste products. You will see new containers in the clubhouse for recycling, a small but important step in the program.
Jerry, our General Manager, has brought a number of small, poolside events to Windsor Palms which continue to create great fun for our owners and guests while they are here.
Every Wednesday during busier times, he has a barbeque by the pool. That along with Karaoke, gets owners and guests involved in what has become a community event on Saturday nights. Other holiday and major special event programs keep us fresh and make our guests more familiar with our facilities and events which makes them more likely to come back for vacation at our resort next year.
This year has seen a building of business for Windsor Palms in renting to the many teams that come to ESPN/Disney for competitive events. Because our rental owners have kept their rates reasonable and we have continually improved our facilities, it is the choice of many of the team and program managers to have their athletes stay with us at Windsor Palms.

One of the spots that helps us pay our expenses is the game room and arcade. Last year Jerry brought in a number of potential arcade operators to bid a new contract. The result was a new vendor, new machines and improved game revenue. We also painted and carpeted and the guests and their kids loved the new games and game room.
Our financial status is improving. Diligent work by our back office staff in concert with our attorneys, has brought down our delinquency rate by almost20% and the pace of improvement appears to be accelerating. That is a substantial improvement over last year, particularly due to a number of those delinquent owners who reside overseas and depending on which country they reside in, may still be in an economic climate that hasn't changed much since the recession began. The drop in the delinquency rate has allowed us to consider new improvements in facilities for the pool and clubhouse. The first of which will be something that will be welcomed by young families.
We are currently working on plans for a splash pad which will be installed where the kiddie pool now exists. Other plans for larger improvements will be considered once this project is underway and as our budget for improvementsgrows.
We still have other major projects that are coming up in the next five years. The closest is the re-paving of the roads.
Last year the price of oil was the highest ever but was starting to drop. Our hope was that the price would drop substantially as this is the main ingredient in asphalt andthat could save us many thousands of dollars ina project our size. We are currently getting prices on a portion of paving most in need of re-paving that we do not want to wait on, and hopefully will see some price improvement so we can tackle the roadways throughout the resort.
Also in the next few years, we will probably be looking at re-roofing of the clubhouse building. Other than major improvements, everything is budgeted and has money accumulating intime-targeted reserve accounts for replacement so that no assessments or large monthly increases will be necessary to pay for this work.
