Wood Creek Annual Meeting. The annual meeting was held on 9/17/17, 2:00 PM, at the Dobbin Community Center. We had lunch from Vernon’s Kuntry Bar-B-Que. Twenty-eight (28) people were in attendance and twenty-six (26) lots were represented by property owners present or by proxy for other owners. We had several folks who almost always attend, had some new property owners in attendance and missed the rest of you. A new board was elected as follows: Doug Locklair – President; Jennifer Driscoll – 1st Vice-President; Sue Powell – 2nd Vice President; Ron Ross – Treasurer; and Victor W. Love – Secretary. Jeremy Beall won the Myrtle Olbrych Memorial Grand Prize Drawing for a free 2018 Annual Assessment Fee for one lot.

Open-Top Trash Container. As usual, the container was filled to over-capacity October 13-16. We either have to call for another trash container, an additional $600-$700, or find a way to deal with the extra trash in the container. We owe a great debt of gratitude to Ben Troyer. He went into the container, fished out as much metal as possible, and took that to the recycle yard, thus allowing the other trash to remain inside the container so the company would haul it away. On one hand, the trash container is a great convenience for owners who happen to arrive immediately after the container is delivered. On the other hand, it rarely benefits more than a few owners, and it always creates a physical hazard and challenge for the board members. Someone has to organize the trash, pick up what is falling out of the container and frankly, this isn’t in anyone’s job description. The board is reviewing other ways for this service to be provided, and is considering no longer maintaining this service.

Regular Trash Service. We have had trashcans sitting out for several weeks in the neighborhood awaiting pick up from Santek Waste Services. This is the company that purchased Environmental Waste. Santek is located in Cleveland, and does not appear to be providing good service at this time. Many owners have switched to Cowgirl Waste Services, which is located in Navasota. If you care to change your service, contact Cowgirl at 936-825-2442. They may reduce their service fees as more Wood Creek residents choose their service.

Reckless Driving / ATVs. There is a driver in Wood Creek one that has twice passed a stopped school bus loading or unloading children. The board is contacting law enforcement to monitor our neighborhood and will encourage full prosecution if this continues. In addition, we ask that all neighbors take pictures of the vehicle and the license plate, and to make written reports to law enforcement about this dangerous and immature behavior. Those of you riding or allowing your children & guests to ride ATVs/4-wheelers across others’ properties are tearing up people’s ditches. Please stop.

Assessment Fees. The 2018 Annual Assessment Fee of $50 per lot is due January 1, 2018. Please make checks payable to Wood Creek One Owners Association and mail to P.O. Box 1014, Montgomery, Texas 77356. Assessment Fee letters will be mailed out 12/01/15.

Lot Maintenance. Please remove all trash from your property; keep grass cut; trees and vines trimmed off houses; maintain houses/structures in a clean and phsycially sound manner; ensure all vehicles are registered and maintained in running condition; be mindful of RV parking rules and when mowing, please blow grass clippings off the road afterward. In addition, a number of bottles, cans and other types of trash are being deposited along the roadway. Please take time to pick these up from the front of your lot to ensure when either the county or the association’s contractor mows, these items aren’t ground up and strewn about.

Improvements. All improvements must be approved before being started. Please forward the Property Improvement Approval form, found on our website, with enough detail to accurately describe the project. The more detail included the better. Please contact Ben Troyer (), Dale Faltysek () and Drew Dudley () the building committee, or the board members, for questions or to submit your improvement request forms. This includes ponds, elevations changes & flat-work (driveways, sidewalks, patios, etc.). Review Texas Water Code 11.086, 11.021 & 11.142, as well as Chapter 36, before altering your property in a way that could change the natural flow of rainwater.

Financial Report. As of September 30, 2017, the checking account balance was: $16, 565.47.
