Budget for 2016 presented by Denise Waddle – Assessment for 2016, same as last year to cover deficit – no increase in maintenance fees

Gate at pool does not shut tight on its own – Dan Rapp to look into problem

Resident who had sons working on cars talked about the letter and fine sent, told there were at least three complaints and the board had to act – if happens again Julie McFadden said she would call first

New resident asked about replacing light on patio – was advised that he could do this himself, just to keep the light as close to what was originally there as possible

Rick Walkdell – resident, parish council chairman would like to be a board member, resident since 2011 (see note in closed session)

Clubhouse Report - bank balance of $5,587.12 – 7 rentals in November,15 rentals scheduled for December with 4 cancellations

Financial Report – Denise Waddle presented the financial report and budget

Sign poles are completed

8400 Unit #103 – Dan Rapp has to get into the unit and sent a letter

Mold issue – 8415 #209 – Stevie has been in the unit – lots of mold, daughter lives there – multiple problems with people there – leak in ceiling not reported – multiple letters went to owner – another letter to be sent

Dan Rapp is working on the holes in the sidewalks

New board members – Julie McFadden read a letter from Rick Walkdell and another candidate was also mentioned, Devin Mitchell. Devin has previously been in arrears on maintenance fees (currently in good standing) and has been sent letters – both candidates should run for the board this year

Julie McFadden noted that we do not have a list of who owns which parking spots and garages – board needs such a list

A sexual offender notice was posted to every unit in a building where this person resides – nothing the board can do about this

Trees have been taken down at the bank

3501 – Large window – seal around window needs to be checked out

Kat’s Christmas Bonus - $250 and a ham – board approved

Formed and poured concrete pad in front of side lights on exercise room entrance

Picked up furnace filters from Home Depot and replaced filters in Clubhouse furnace

Replaced missing globe on garage hallway light fixture at 8504 Ambrosse

Replaced light bulbs in 1st and 2nd floor hallway light fixtures at 8504 Ambrose

Replaced light bulb on 2nd floor hallway light fixture at 3507 Lennox View

Reinstalled trim board that had fallen off from under soffit on end of buildings 3507 and 8506 Ambrosse

Anchored outside spicket on back of clubhouse to brick wall and shut water off to spicket for the winter

Patched, retextured, primed and painted middle hallway ceiling at 8504 Ambrosse

Replaced light bulbs in hallway light fixtures at 3905 Yardley

Repairing, priming and painting staircase walls and stringer beams at 3507 Lennox View that as damaged from moving

Cut off branches on crab apple tree that over hangs sidewalk at 8401 Yardley

Replaced bad photo cell for garage lights on detached garages in front of 3909 Yardley

Fixed broken cabinet drawer in clubhouse

Vacuumed up water in entry hallway at 3907 Yardley and checked for leaks

Checked water spots on first floor middle hallway ceiling at 8411 Ambrosse – checked in units 205 and 206 for leaks

Checked leak in hallway floor at 3907 Yardley. Cut holes in walls and ceiling a traced leak to washer valves in unit 207, shut valves off

Reinstalled address sign on 6 X 6 post that had fallen off at Lennox View

Cleaned out dryer vent at 8408 Ambrosse #103

Fixed entry door lock at 8400 Ambrosse that was sticking

Fixed broken landscape light in front of exercise room at clubhouse

Reworked, caulked and painted trim work on top of entrance porch roof at 8404 Ambrosse that was letting water leak into entry hallway

Hung drywall, patched, primed and painter first floor hallway walls at 3807 Yardley after leak in unit 207 was fixed

Pulled up tile floor in middle hallway at 8401 Ambrosse – cut out drywall and found leak in water line

Cut out drywall in hallway at 8504 Ambrosse unit 102 – found leak from kitchen faucet leaking and water running down wall between cabinet and wall

Took apart and repaired Kat’s Vacuum

Replaced light bulbs in front porch light fixture at 8401 Ambrosse

Re-laid carpet in first floor hallway at 3807 Yardley

Checked and tightened wires on control amplifier for intercom system at 3907 Yardley #104

Replaced light bulbs on 1st and 2nd floor hallway light fixtures at 3801 Yardley

Repaired loose electric outlet on 2nd floor hallway at 3905 Yardley

Removed, cleaned and reinstalled rubber threshold under garage hallway at 3503 Lennox View

Cleaned glue off 2nd floor storage hallway floor at 3905 Yardley

Hauled Christmas decoration from maintenance garage to clubhouse

Replaced light bulbs in porch light fixture at 3907 Yardley

Adjusted condo doors and thresholds at 8506 Ambrosse units 205 and 207 so they would close and lock

Replaced light bulbs in 3rd floor hallway light fixture at 3501 Lennox View

Picked up extension cords from Home Depot and hooked up Christmas lights at clubhouse

Hung 2 layers of 5/8” drywall in middle hallway wall at 8401 Ambrosse – taped joints and applied coats of drywall compound

Rehung drywall ceiling and walls in middle hallway at 3807 Yardley – taped joints, applied 3 coats for drywall compound and retextured ceiling – primed ceiling and walls

Replaced light bulbs in 2nd floor hallway light fixture at 3505 Lennox View

Cleaned out dryer vent at 3503 Lennox View #103

Replaced light bulbs on 2nd floor hallway light fixture at 8404 Ambrosse

Patching and stucco foundations (Mike)

Replacing rotten 6 X 6 sign posts (Paul)

Painting trim board and siding on end of 3501 that had been replaced (Paul, Mike)

Finished middle hallway at 3807 Yardley, replacing broken tile under hallway door and painting ceiling, walls and base boards

Covered stains in garage hallway ceiling at 3901 Yardley with Kilz Primer

Replacing light bulbs in hallway light fixtures at 8415 Ambrosse, 8402 Ambrosse

Checked leak in entry hallway at 8504 Ambrosse, sealed up gaps between brim boards and brick above porch roof, cleaned out gutters

Replaced light bulb in 3rd floor hallway light fixture and reinstalled access panel that had been removed at 8506 Ambrosse

Taking up all floor tile in middle hallway at 8401 Ambrosse (Larry)
