3.0 Land Use

3.1 Existing Situation

The study area is located approximately 5km from Brisbane City Centre. It has many of the elements that support the creation of a thriving activity centre, including train stations, retail/café precincts, sporting grounds, education campuses, community areas and parklands.

City Plan 2000 land use classifications for the study area are illustrated in Figure 3.1. The existing land use in Wilston Grange consists of core multi-purpose centre uses with commercial/office, shopping/retail precincts and educational facilities. It is supported by a number of main streets including Kedron Brook Road, Grange Road, Days Road, Maygar Road, Wilston Road and Raymont Road. Land uses in Kedron Brook Road and Days Road include intensification of the streetscape, café style – alfresco dining facilities. Kedron Brook Road and Days Road also provide access to a primary school and child care centre, respectively. In the proximity of these main streets are low to medium residential uses, other shopping/retail precincts and education and community facilities. The area is well supported by both bus and rail transport services with three key rail stations located within the study area including Newmarket Station, Wilston Station and Windsor Station.

3.2 Proposed Future Land Use

A review of the Brisbane City Plan 2014 was undertaken. The land use classifications proposed under the draft Brisbane City Plan 2014 are illustrated in Figure 3.2.

The land uses generally appear to be the same between the two City Plans with the most notable difference is the rezoning including:

  • residential zones to Specialised Centres along Lutwyche Road around Chalk Street;
  • industrial zones to Specialised Centres on Lutwyche Road south of Newmarket Road;
  • industrial zones to Specialised Centres on Newmarket Road east of Noble Street.
