Budget Status

Currently annual Home Owners Association dues for Durham Farms is $300. Even when all 90 homes are built and occupied this will not cover our annual expenses. To further compound the situation, the 2009 budget year will only function on the proceeds from the 63 or so completed homes. The Board of Directors is reviewing every expense, looking for ways to reduce costs.

For your review we have included here an abbreviated budget. A full detail budget will be available shortly on our community website. Please plan to be in attendance at our annual meeting on Oct. 13th as this topic will affect all of us.

Forming of Committees

We are shy a few members to form the much needed committees for our community. Please consider helping your neighbors in Durham Farms by donating your time and talents in joining one of our community committees. The Sign up Form is being redistributed or you may find the form on our community website. Submit completed forms via mail, fax or email to Stephanie Benham at PMG.

Violations of Governing Documents to Result in Fines

The Board of Directors will soon be implementing a new policy for assessing fines in conjunction with violations of the CCR’s and ACC rules. We encourage all home owners to familiarize themselves with the CCR’s and to fill out an ACC request form prior to making any exterior changes to their property.

Approved Trees

In order to address the frequent request for the addition of trees to our short list of approved trees, a member of the Board of Directors has met with a Master Gardener from the Tarrant County Extension Office to review the list of approved and non-approved trees provided by the City of Watauga. We have sought advice on trees that would grow too large for our lots and/or have invasive root systems with potential damage to pipes, concrete or plumbing. A standards policy for approved trees will be coming soon.

Dead Trees

There are a number of dead trees in the neighborhood. Please remove them before the fining policy becomes effective or you will incur fines for these trees.

Hooray for the Heroes of the Black Lagoon!!!

Huge THANK YOU’s are in order for Dee & Dan Hutchinson, Mike Lawson, Jeff Furgo, Charlene Nippa, Charlene’s son and grandson (and anyone else I may have missed) that attacked the creature from the Black Lagoon (aka the algae in our Fountain) on Monday night, July 14th.

Our fountain was in bad shape, the algae was overgrown and choking the motor in the pump. In an effort to save the fountain and make our pond gleaming again these brave men and women spent several hours scooping up the entire gunk in the fountain.

Thanks to the Hutchinsons for researching proper pond maintenance and buying the chemicals on the cheap. We now can maintain the pond for about 2% of the cost we were quoted by professionals. The Hutchinsons also continue to lend their muscles to keep the fountain clean.

Community Beautification Day

Save the Date! Saturday, Oct. 4th we will be having a community beautification day. Please plan to donate a few hours of your time to help make Durham Farms look spectacular! In the meantime, please do your part to clean up any trash in or around your property. Thanks!
