For rental terms under one year, Landlord agrees to pay to the Listing Broker a commission of _____% of the total rent amount for the term of the lease (the “brokerage fee”) if an offer is accepted by the Landlord during the term of this agreement or any extension thereof. For rentals with a term of one year, Landlord agrees to pay to the Listing Broker a commission equal to one month's rent. For rentals that extend beyond one year, the rental fee is prorated for that term. (For example an additional 6 months would equal 1/2 months rent.)

We will provide a rental application form which will include the applicant’s current address, work place and references. Coldwell Banker Village Green Realty makes no representation as to the accuracy of any information contained in such application and verification is the sole responsibility of the Landlord.

The current law precludes Coldwell Banker Village Green Realty, or any other Real Estate Brokerage Firm from advising a Landlord as to the content of any lease and from preparing a lease however, we can, at the Landlord’s request, provide secretarial services to prepare the lease based on the Landlord’s specific written instructions.

Landlord also agrees if a rental of subject property is made within ______days after the expiration date of this agreement to any individual to whom the property was shown by anyone during the term of this agreement, then said brokerage fee as indicated above will be paid to the Listing Broker. However, the Landlord shall not be obligated to pay such brokerage fee if the subject property is listed in writing with another licensed real estate broker during such ______days unless the Listing Broker actually procured the tenant for the subject property.

Fair Housing: Broker is committed to compliance with all laws as well as the philosophy of fair housing for all people. Broker will present properties to tenant in full compliance with local, state and federal fair housing laws against discrimination on the basis of race, color, religion, sex, national origin, disability, age, sexual orientation, marital status and/or familial status, children or other prohibited factors.

Landlord agrees to pay a brokerage fee of 6% of the purchase price in the event the tenant purchases the property under an option contained in the said lease.
