Instructions for Arrival
You can arrive at the property from 3.00pm and depart at 10.00am.
The Haverthwaite Steam Railway museum is well signposted from Junction 36 of the M6 and Stokers @ The cottage is directly opposite.
Please exit the M6 at Junction 36 and proceed along the A590 in a north-westerly direction towards the Lake District. After approximately 3.5 miles you will approach the main turn off for Barrow in Furness (A590), take the left-hand lane and head towards Barrow along the A590 Dual Carriageway.
Continue along this road until you come to NewbyBridge. At the roundabout, take the first exit, still on the A590 heading south for Ulverston. Once you have passed through Backbarrow, Stokers @ Heights View is about 200 yards on the left, immediately opposite the Haverthwaite steam railway. It is recommended that you slow down gently on the A590 to ensure that following traffic is prepared for you to turn into the drive as you immediately exit the dual carriageway.
When you park under the carport you will see a hanging basket facing you. There is a large padlock key-safe attached to it. Please enter the four digit code you have been given which will allow the side compartment cover to slide open. Inside there is a key for the front door. In the hallway you will find a set of keys for both the front door and all other lockable doors in the house.
Prior to departure could you please do these final checks.
a)Turn off the water at the two taps as indicated in the instructions in the guides
b)Ensure that the CENTRAL HEATING is set to AUTO and the HOT WATER is set to OFF. This is oil fired central heating and very expensive. So your cooperation is very much appreciated.
c)On exit could you please return all keys to the position they were found, the set in the kitchen cupboard, the set of keys to the hallway and the front door key to the key safe and scramble the four digit code, locking all the doors in the process. Before you can lock the front door you will need to lift the door handle and return to the normal position.

Dear Guest,
Thank you for choosing our cottage for your holiday. We hope you enjoy your stay. We have had some calls for help in the past and to try to avoid that happening again I have assembled some information that you may find useful.
1.Keys
There is a set of keys in the cupboard above and to the right of the hob. These keys open the window locks. Please leave these keys in this place when you leave. Whilst at the cottage please leave the internal door in the entrance open when you go out for the day. This is so that maintenance staff can enter should they need to fix anything.
The set of entrance keys should be returned to the front entrance hall and the single front door key returned to the keysafeafter locking up on departure.
2.Turn water on
The water is turned off in between guests as we do not wish to incur large water bills due to taps left on or leaks that may occur. You can turn the water on in the cupboard in the bunk room which leads off the utility room. You should just need to turn on the ‘kitchen and bathroom’ and ‘utility’ taps. The tap for outside should not need to be turned on.
Please remember to turn these off on departure.
3.Use of Sofabed in lounge
If you intend to use the sofabed then it is important that you read the instructions and take care when unfolding and folding up the sofabed. You should not need to use any force and if you do then you will be damaging the bed. If it sticks then you need to manually free the stuck part. More details are on the guide attached to this document. When not being slept on it should be folded into the sofa position to avoid damage.
4.No Smoking
It is a non smoking cottage and out of respect for future guests could you please smoke outside the building and clear away any cigarette remnants.
5.Windows
There are some windows at the back of the house that have a release catch on the inside of the frame when you wish to close the window. If you try to force these windows closed you will break the catch or handle. It just needs slight pressure to the side of the frame on the hinge mechanism. If you are unsure then please don’t open these rear windows.
6.Hot Water and Heating
The control panel for the heating system is on the outside wall in the kitchen above the dishwasher. The instructions for boosting the heating or water are on notices nearby.Please do not adjust the schedule.
The hot water should be tested in the utility room sink as this is the shortest route from the boiler. It can take a few minutes running water before the hot water works its way around the pipes to the kitchen sink and slightly longer to the bathrooms. The water works by heating up a small tank plus providing hot water on demand. If you have the hot water setting set to ON for long periods then oil will be used to maintain the heat in the tank. Therefore we request that you only set the hot water to ON when you are planning to use it.
(a)On departure - Summer Setting
It is generally left in the off position for both heating and hot water because of the occasional times the property is empty, provided there is no danger of frost.
(b)On departure - Winter Setting
In winter the cottage is left with the CH set to ‘AUTO’ and HW set to ‘OFF’. All the thermostats on the radiators are set to the * or ½ setting whilst the cottage is unoccupied. This will safeguard against frost and damp but will keep the fuel bills to a minimum.

7.Toilet
The toilet waste feeds into a pump located in a grid outside the front door which pumps the waste uphill into the main sewer. It is important that nothing other than normal human waste and toilet paper is flushed down the toilet as this could block the pump and require an engineer to unblock it. Luxury toilet paper, moist wipes, condoms, tampons, sanitary towels, panty liners and nappies are some of the things which SHOULD NOT be flushed away at the cottage. A blockage of the sewage pump is the last thing you would want on your holiday and is very expensive to rectify. We have had someone flush a pair of pants down the toilet which inevitable caused a blockage.
If power is interrupted to the sewer pump then the first you may know is that the grid outside the front door will overflow. The first thing to do is to check that the fuses are both in the up position in the fuse cupboard in the bunk bedroom.

8.Electric Shower in the en-suite
This shower does not need hot water and will provide a hot shower at any time. The ceiling switch for the electric shower in the en-suite should be permanently left on. Constant switching on and off can cause the switch to short and the shower to become inoperable.
9.Mixer shower over bath in main bathroom
This shower requires both hot and cold water and needs the water to be heated by the oil boiler prior to or during use.
10.Power Outages
Occasionally storms in the area can cause a power fail. I have not left candles or tealights as a safety measure.
11.Telephone
The landline telephone is setup with an itemised bill service rather than a payphone. After your holiday I will produce an itemised bill and subtract the cost from your security deposit. The call charges are the charges to me without any surcharge.
12.Skype
We have not installed Skype on the PC as it is a low spec PC and the broadband is not fast enough. Also there is no microphone. You are welcome to use our wifi with your own phones, tablets etc and it is possible that Skype will work on those but may not.
13.Mobile phone signal
Most mobile networks have a patchy service to the cottage. You may find better reception high up in the garden. You will not be charged if you use the cottage phone to call us.
14.Internet.
A PC has been provided for your use during your stay. The PC has access to the internet via a Broadband link with wifi. The cost of the link is free of charge to you.
In using the Internet you must not download any information linked to pornography, terrorism or any illegal activity. Also do not install any new programmes on to the PC. You are responsible for any activity on this PC and broadband during your stay at the cottage and use of the PC or broadband indicates that you have accepted these conditions.
In order to maintain the service for future guests, it is important that you do not open attachments to emails from people you do not know as they may contain a virus.
You should consider that this PC is in a public place when accessing secure sites, and that the next guests could be experienced hackers who could read your banking information, etc. It is unlikely but possible. You are responsible for all of the data left on the PC during your stay and any resultant criminal activity which may occur.
Having said that, I hope you are not too afraid to use it and do get some enjoyment out of accessing email and other useful websites.
The information required to use the wireless broadband is on a label on the monitor of the PC.
Both plugs near the PC need to be turned on in order for the broadband and PC to work.
15.Operating the TV.
The terrestrial TV services are very poor at the cottage so we no longer recommend trying to us it. However, on all tvs, you can use the NOW TV on demand service to watch a much wider variety of programs. This runs on one of the HDMI ports. The sockets behind the lounge TV and next to the PC need to be switched on for the NOW TV services to function. There is an enhanced service on the TV in the lounge to give you movies and more entertainment programs through the NOW box.
16.Operating the Oven.
If the power to the oven is interrupted the clock will be flashing and the oven will not operate. All you need to do is to press the button with a clock face, followed by the + or – sign. Then the clockface again ( I think ) . Confirm that the oven now works by trying to turn the lower oven on.
17.Linen
The static beds are made for your arrival and tea towels provided. The bedding for the sofabed in the lounge is in a labelled bag and drawers behind the sofa. Other bedding may be found in various places in the cottage but if this is used then could you please ensure that this is washed and ironed prior to departure as this will be needed for the next guests who will be arriving within hours of your departure. Towels and Linenfor the cot or travel cot are not provided. PLEASE REMEMBER TO TAKE YOUR OWN.
18.Refuse Collection
The refuse is collected every Tuesday (or Wednesday if it is a Bank Holiday week). The system is a wheelie bin and recycling system. The collection day is the same but the rubbish needs to be separated out and placed in the appropriate containers. Different types of rubbish are collected each week so I advise that you place all the containers out every Tuesday, but some will not be collected. If you fill the bins please use the large beige/brown trunk on the drive to store any extra full bin bags ready for us to dispose of. Any bags left out will be torn apart by animals.
The green bin is for garden refuse only.
The two blue bins are for glass bottles and cans. (Plastic bottles cannot be recycled and consequently should be placed in the general waste bin.)
The black bin is for all other waste. Please put the general refuse into the black bin bags provided before placing in to the black bin.
19.Supermarket
The nearest large supermarket is Booths in Ulverston, which is on the A590 about 6 miles away to the left as you exit the cottage. There is also a small Tesco Express in Ulverston Town centre. In addition, if you prefer you can order online for delivery using the postcode LA12 8AL and ‘ The white bungalow opposite the Haverthwaite Steam Railway’ as instructions for the delivery driver.
20.Post Office and General Store
The nearest post box is a few yards away on the left as you walk towards the pub. There is a very small post office in Backbarrow, across the A590 and about half a mile to the right. You can also buy a small selection of basic provisions and newspapers, magazines and cards. This shop is open every day but you will need to confirm hours of opening with the store itself as these could change.
21.Petrol Station and General Store
A small range of groceries can be purchased at the Petrol Station on the A590 in Newby Bridgeto the East of the cottage which is about 2 miles away.
22.Eating Out
The Anglers Arms offers a wide range of well-cooked meals.Food is served Daily 12.00 pm - 2.00 pm & 5.30 pm - 8.30 pm. Booking is advisable. Tel. 015395 31216.
The Rusland Pool,Hotel & Restaurant offers good food in either the restaurant or bar. It can be found about 1 mile away towards Ulverston on the right hand side of the A590.

In addition, the Haverthwaite Steam Railway across the A590 offers cooked breakfasts and lunches although this has seasonal opening hours.
The nearest take-away is a Fish and Chip shop about 2 miles away towards Ulverston. Where the sea comes very close to the A590 there is a right hand turn towards Greenodd. Take this turn and it is set back from the road about 200 yds just around the bend.
23.Attractions
I have collected leaflets, which detail many of the attractions in the area. If you do need to take any away could you please replace them for the next guest?
24.Customer Feedback
We are very interested in any constructive suggestions which you have on the cottage and ask that you please complete and return the customer feedback form which we will send to you by email on your return home.
25.Departure
On departure could you please leave all used beds turned back so that they can air, ensure that the water taps are all turned off and that the central heating and hot water timers and radiators are returned to the unoccupied setting? Please make sure that the TV and Xmas tree are turned off at the mains switch. After locking all doors, please remember to return the keys to the pick up points on departure.

INSTRUCTIONS FOR SOFABED/ Take hold of the base of the front of the sofabed. Pull the seat area forward towards you.
/ Fold back the top part of the seats until you can see the mattress ticking over the whole bed.
/ Ensure that the locating wheels are in the correct position
Cover with mattress protector and sheet prior to use. They can be found in the wooden seat and drawers in the lounge
