New Residents Check List

Homeowners Packet containing information pertaining to LVHA facilities, amenities, rules and ordinances,

Have ID made for identification purposes for use for all amenities

If you play golf, you need an ID tag for your golf bag(s) AND Golf Carts have to be registered and a LVHA license

Receive your personal Permanent entry code for the gate.

-You may purchase a Gate Entry Card for $12 each

-You may purchase a Gate Entry remote for $35 each.

-You may purchase a Gate entry remote control for $35 each.

NOTE:The office can assign a temporary code for residents when having private events or a temporty code for permenant vendors working at the property

Weekly Temporary Codes are available by calling the Office. These are to be provided by you to your visitors, contractors, etc. ‘Temporary Code’ changes each Monday.

General Information

Homeowners Assessments—Are currently $114 per month and are used to maintain all common areas, association operating costs, taxes, insurance and utilities. Dues are subject to a late fee after the last day of the month

Home Address Numbers------

Must be easily visible from the street on both the front and back of every house (this is a Rockwall ordinance).

Trash and Bulk Trash Pickup

Information about Trash Collection At Lakeside Village can be found on the LakesideVillage web site at Lakeside-Village.com. Select the Tab for Resources, then go to the section on Welcome New Residents, Trash Pickup.

Parking Regulations—

No recreation vehicle (mobile home, travel trailers, boat and/or trailer, jet skis, large trucks, etc) is to be parked on LakesideVillage streets or on private property outside of a garage.

When a resident (homeowner / renter) is preparing for or returning from a trip in a motor home, travel trailer, etc. It is permissible for the vehicle to be parked on the street in front of their property or in their drive long enough for loading, unloading and cleaning. Time not to exceed 24 hours.

Additonal Parking reminders: (Governed by Various RockwallCity Codes)

Do not park on an angle to a straight or curved curb (as in a cul-da-sac).

Do not leave your truck/car ‘sticking out’ into the street in front of or extending from a driveway.

Do not park within 25 feet either side of a Fire Hydrant.

Do not park within 15 feet either side of a Stop sign

On some of LakesideVillage’s streets parking is allowed only on one side of the street. ‘No Parking’ is painted on the curbs of the side on which no parking is allowed.

Architectural Guidelines
  • All new construction has to have an ARC Permit.
  • Any exterior modifications must have an ARC Permit.
  • When in doubt, contact LVHA office.

General Guidelines

For Residents and limited number (4 guests per property) of guests only

Health Club

Access To Health Club:

$20 one time fee for a key to the facitlies for Residents only.

Key can be acquired from the office. 972-771-0131.

Hours of use are 5:00 am – 12:00 am

After exercising, Please, place all the weights, weight bars, etc. back on their proper racks.

Be sure to Lock the door when you leave.

Swimming Pool—

For Residents and limited number (4 guests per property) of guests only.

Open May – November from 7:00 AM – 10:00 PM

 Except on Mondays—will not open until 3:00 PM –

Pool is being cleaned and chemically treated prior to that time.

Golf Course is open for play 7 days a week. However, please keep in mind that our golf course still needs to be maintained during hours of play. The maintenance crews have the right-of-way on the golf course. To protect the safety of our great manitenance crew, if they are working on a hole, please pass up play on that hole and go to the next.

Practice Green –Located directly east of the Tennis courts.

All golf carts MUST have a license (provided at the office) and registered by LakesideVillage. Please go to LVHA web site at Lakeside-Village.com under the Resource tab go to the Forms & General Information to find the form to register your golf cart and for the LVHA Rules.

Various Golf Associations:

LakesideVillage Golf Association (LVGA)

-The LVGA is the “umbrella” organization which the Ladies (LLVGA), Mens (MLVGA) and Couples (CLVGHA) operate.

-Scheduled tournaments are posted in the Village Voice, on LVHA’s web site, front gate sign and at the kiosk at the Community Center.

-Each year the LVGA has special project(s) funded by tournament profits, which benefit the golf course.

-We encourage all resident golfers of LakesideVillage to join the LVGA and the other golf associations.

Contact one of the current Officers to join. Current Officers are listed on the Key Contact documents under the Resource tab on LakesideVillage web site and on the last page of the Village Voice Newsletter.

Non-Resident Golfers

Non-residents are not allowed to use LVHA golf course unless accompanied by a resident with the proper ID. It is very important for all resident golfers to have a visible current bag tag on their golf bags for identification purposes. This will make it easier to recognize those who are not residents and are playing on our course. Everyone needs to help watch for intruders and possibly anyone that does not have a tag. If, they are not a resident, ask them to leave immediately as they are trespassing. If, they refuse, call the police.

Storage Areas---

LakesideVillage has two storage areas for residentsonly (not relatives or friends, etc.) to use for storage of their RVs, boat trailers and boats.

Space is assigned on an available space basis.

For available space, assignment of a space and key, see Office Manager.

Required documents (proof of ownership, etc.) and $20.00 deposit for key.
