This is the 36th edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees. This Newsletter will provide you with an update on things happening in our community and other information.

VILLAGE GREEN PATIO PROJECT
Construction of the new patio area in the Village Green, across the pathway from the existing barbecue area / patio, has been completed. We added six additional Adirondack style lounge chairs with foot rests to the area, along with a trash receptacle. We also did some repairs to the barbecue patio area concrete which was deteriorating prematurely.
A new sealcoat was placed on all the concrete areas to help with weathering andfurther deterioration. Here is a photo of the new patio area……..
FIELD MICE – VOLES PROBLEM
We have noticed an unusually larger than normal “invasion”of Field Mice and Voles in the community, especially along Cross Country Way, Lillehammer Lane near the Clubhouse and near Freestyle Way. The HOA contracted a licensed exterminator to address the problem before it becomes a larger issue. Preventative measures to stop the infestation have been taken. Individual Owners should also take all steps they deem appropriate if they are seeing evidence of small holes dug by the mice / voles around their properties.
ASSOCIATION FINANCES
The Association remains in excellent financial condition. We have the following funds on deposit with Chase Bank (as of 8/25/14)…

TOTAL $ 321,215.41
RIDGECONDOMINIUMBUILDING CONSTRUCTION- UPDATE
Construction is continuing on the Ridge Condo building off Luge Lane. The developer, Smooth Stone Homes, advises they are targeting the end of October 2014 for completion of construction. No info on sales information on the units has been provided to the HOA at this time.
LOTS 30-31 CONSTRUCTION
The two building lots across from the Ridge Condo building (lots 30 & 31) are now scheduled for the construction of single family homes by Hamlet Homes. They hope to break ground in September 2014, more info will be provided when available.
LANDSCAPING – MULCHING
We have added a fresh coating of mulch to most of the plant bed areas in the community as deemed necessary. All lawn areas have been fertilized, treated for weeds and maintained as per community standards.
POOL CLOSING FOR SEASON
We have scheduled closing of the Clubhouse pool for MONDAY September 22, 2014
The hot tub will remain open as usual all year (weather permitting).
IRRIGATION SYSTEM SHUT DOWN
We are targeting for shut down of the irrigation system on Monday October 6, 2014.
All properties that have an irrigation control valve inside their homes, (all single family detached homes and a few townhouse units that have a master control valve), will receive a Notice from the HOA reminding them to please turn off the valve inside their homes.
BILL WHITE FARM – UPDATE
Our neighbor, Bill White, is continuing the renovations and improvements to his farm property along Rt. 224 and bordering on the HOA common area property along the Bobsled Blvd. entry corridor ( known as common area #1). Bill plans to build another barn structure on the property and a water feature has been completed.
There was some confusion and concern raised by Owners regarding the last report from the HOA on this property ( in the Spring 2014 Newsletter), we will try to clarify and address those concerns with the following facts:
-the HOA has not given Bill White permission to have his farm animals (goats) graze on the HOA common area #1 property
-the HOA has not given Bill White permission to install fencing on the boundaries of our common area #1 property
-in the Spring 2014 Newsletter it was mentioned the HOA granted Bill a “stewardship” over the common area #1 property. This was not meant to infer the Trustees were relinquishing any authority or control over the area, it was only intended to say we were working together with Bill to enhance our common areas as deemed appropriate.
-the Trustees have granted Bill approval to access our common area #1 property for the purpose of him working with Summit Water Company and the Park City Fire District to add a larger water line to his property for safety reasons ( the main water line runs thru our common area – any excavation will be temporary and the area will be fully restored when it is done).
-we have completed a clean up of the entire common area #1 area – dead tree’s and shrubs were removed, weeds were pulled or sprayed – the area appearance has been nicely improved.
-we are working with Bill to get irrigation lines in the area working properly- when that is completed we will evaluate planting of flowers, tree’s and / or shrubs in the area to enhance the appearance of our main entry corridor.
BOBSLED BLVD. – PARKING CONCERNS
The current parking rules as posted along Bobsled Blvd. by SummitCounty have created several concerns for Owners and the community in general. The current rules prohibit any overnight parking along most of Bobsled Blvd.
Howie has been in discussions with the County Engineer to have the parking rules revised to allow parking on most of the west side of Bobsled Blvd at any time and allow parking on the east side from May thru September.
The official request of the HOA is with the County and awaiting their decision at this time. We hope to have the revised parking rules implemented and new signs posted before snow starts falling.
BEARHOLLOWPARK
There is a large parcel of common area property along the northwest corner of the community, approximately 100ft x 120ft (12,000 sq.ft.) in size. The area is to the left of the existing basketball court in the BearHollowPark area. Several owners have contacted the Trustees and offered suggestions on what we might do with this land.
The Trustees are researching options to add additional recreational amenities to the area; some ideas we have include creating a volley ball court; a golf putting green; a horseshoe or bocce ball area. Owners are invited to send their suggestions for the area to the Trustees.
We will discuss options and plans at the Annual Meeting. We envision a multi-year plan using annually budgeted funds for any improvements. Any amenities added would need to be “low maintenance”, low “liability” and OK with SummitCounty planning authorities.
HOA 2014 ANNUAL MEETING
The 2014 HOA Annual Meeting will be scheduled for Monday December 15, 2014
at 7:00PM MST in the Clubhouse. The Annual Meeting documents will be sent to all Owners in early November. This is a preliminary announcement, all Owners are encouraged to attend the meeting – make travel plans!
HOLIDAY PARTY
We are planning on hosting a Holiday season party in the Clubhouse on Saturday night December 27, 2014. All Owners and their family / friends are cordially invited to attend.
