TRUSTEE MEETING MINUTES
March 23, 2016
The meeting of the Trustees of Fox Run Condominium was called to order at 5:00PM at the Offices of Lorell Management, Norton, MA, 02766.
Trustees Present: Karen Chamberlain,Cheryl Green, Brian Cook, and James Polito
Trustee Absent: None
Management: Jay Hornung
SECRETARY’S REPORT
Minutes: Approved Minutes from SeptemberMeeting
Correspondence: The correspondence log was presented and reviewed. All issues were addressed.
TREASURER’S REPORT
Financial Report: The Financial report for Februarywas reviewed. Effective February 31, 2016, the Checking Account balance was $30,248.24and the total Reserve Account balance was $77,647.71.
Delinquencies: At the time of the meeting there was a delinquency of 9,192.54 made up of 16 unit owners over 30 days, down from September meeting of $14,795.99 made up of 26unit owners over 30 days.
MANAGER’S REPORT
Maintenance and Repairs: All work orders were addressed.
Insurance Claims:
Pool Opening and Fencing:RFQ put out to repair pool fencing. Pool to open on Memorial Day and close on Labor Day Weekend.
Walkways:RFQ put out to ATL to repair walkways.
Retaining Wall:RFQs put out to ATL, Landmarc and Fine to remove current retaining wall and erect a new decorative stone block retaining wall similar in style to retaining walls in front of F building. Have current wall tops cemented.
Door Signs:BOT requested proposals for full lettering door signs and approved painting of all doors with a burgundy color and matching door signage and new Fox Run Condominium and speed limit signage on the front fence. BOT needs to choose desired font for lettering.
Entry Lighting:BOT approved retrofitting all interior and exterior lighting to LED.
OTHER BUSINESS
Snow Removal:Jay presented the 2016 snow removal expenses at $6,742.50, under budget, compared to 2015 expenses of $37,379.60.
Landscaping: Landmarc will make landscaping repairs following snow removal season. Fine Landscaping was selected for a 3 year contract extension. BOT requested a tree survey.
Energy Audit: On 3/24, Brian submitted an application to Rise Engineering to have utility companies perform an energy audit through Mass Save program.
Electric box replacement: Jay will attain pricing to replace electric boxes per building.
Fencing requested around mulch area in front of F bldg to hinder biking over it.
Notice requested to A bldg to pull fully into rear parking spaces to allow room for trash truck.
