POSITION SPECIFICATIONS AND DESCRIPTION

FACILITIES CUSTODIAL WORKER

I.POSITION IDENTIFICATION

II.OBJECTIVES

A. Every employee has the responsibility of building favorable Member relations as part of his/her job. It is imperative that each member’s concerns are heard and responded to in a courteous and professional manner to project a favorable image of the Cooperative.

B. Safety - Responsible for the knowledge of and abiding by the Board of Directors approved Georgia EMC Safety Operations Manual.

C. To perform general cleaning functions in and around cooperative buildings, both in Gray and Eatonton..

D. To assist office personnel in light-duty equipment moving and setup.

E. To perform general light duty plant maintenance in and around cooperative property.

F. To provide delivery and pickup services for cooperative supplies and equipment as needed.

III.AUTHORITIES, ACCOUNTABILITIES, AND RELATIONSHIPS

IV.FUNCTIONS

A. Perform janitorial duties such as cleaning walls, restrooms, dusting and polishing furniture in and around the cooperative properties and facilities and vacuuming carpeted areas and mopping, waxing, stripping and buffing tile floors.

B. Insure cooperative properties are kept clean and safe by performing such duties as routinely cleaning employee and member parking areas, maintaining exterior planters and flower-beds, cleaning windows and employee break areas.

C. Keep paper goods in restrooms and drinks in all cooperative beverage vending machines stocked to proper levels.

D. Provide assistance, as needed in furniture and office equipment moves.

E. Insure all light fixtures are maintained with working bulbs and to report damaged or faulty fixtures and equipment to immediate supervisor.

F. To operate and maintain all related equipment in accordance with all applicable safety rules and national codes.

G. Insure all HVAC filters are changed on a regular schedule as recommended by the manufacturer.

H. Assist Office Services personnel in deliveries to banks and post offices as needed.

I. Schedule and coordinate services of outside janitorial contractors as needed and directed by the Senior Vice President.

J. Insure community room is set up and arranged as needed to accommodate TEMC events and outside organizational meetings.

K. Provide assistance as needed for audio/visual equipment for community room use.

L. Perform all other duties as may be required.

V.MINIMUM QUALIFICATIONS

A. Must have a current Georgia driver’s license.

B. Must be able to pass Tri-County EMC provided physical examination, and drug tests as required.

C. Must have good verbal communication skills.

D. Must be able to lift up to 20 pounds unassisted.

E. Must be able to be on feet for long periods of time, walking and working on concrete floors and uneven terrain. Much of required work is outdoors in varying weather conditions.

F. Must be able to use light duty tools such as pliers, screwdrivers, various wrenches, brooms, leaf blowers, vacuums, carpet cleaners

VI.PREFERRED QUALIFICATIONS

A. Six months experience in janitorial related operations.

B. Direct experience with stripping, waxing, and buffing of VCT tile flooring.

C. Experience in general facility maintenance, including painting, lamp replacement, and other minor maintenance or repair duties.

D. High School diploma or equivalent is preferred.

VII.NON-EXEMPT STATUS

This position is subject to overtime pay according to the Fair Labor Standards Act. Overtime may be required.

VIII.WORKING CONDITIONS

A.75% in Office

20% Outside

5% traveling between offices and performing delivery duties.

B. Physical Requirements (Approximate)

10% Lifting (Maximum 20 pounds, unassisted)

C. Operation of Equipment, Machinery, Vehicles, and hand tools.

D. Shift schedule typically 8:00AM – 5:00 PM but may vary to meet TEMC’s needs.
