NOWTHISDEED WI1NESSETHASUNDER:-
l.ThattheVendeehaspaidtotheVendorasumofRs...... (Rupees...... only) as fullandfinalconsiderationforthesaleofsaidproperty,thereceiptthereofishereby acknowledgedbyVendor.
2.ThattheVendorherebysells,conveys,transfersandassignstheabovesaidpropertyabsolutelyandforeverwithallrights,titleandinterestofthesame,untotheVendeewhoshallhereafterbetheabsoluteownerofthesameandshallenjoyallrightsofownershipofthesaidproperty.
·3.Thattheactualphysical/legal possessionoftheabovesaidpropertyhasbeen handedoverbytheVendortotheVendeewhoshallbeentitled to possessthesame hereafter.
4.Thatallexpensesofthissaledeedsuchas Stampduty, executionandregistrationfee,etc.hasbeenpaid by the Vendee.
5.Thatalltaxes,charges,dues,demands,arrears,electricitycharges,watercharges,outstandingbills,housetax,developmentchargeetc.,ifany,inrespectofthesaidpropertyfortheperiodpriortothedateofexecutionof this sale deed shall/havebe/beenpaidandbornebytheVendorandhereafterthesameshallbepaidandbornebytheVendee.
6.ThattheVendorherebyagreesandassurestheVendeeto helpandassisthimingettingtheproperty transferred/mutated in the relevant records ofMCD/Revenuedepartmentandanyother concerned department and/or theVendeeshallhavefullrighttogetthepropertytransferred/mutatedinhis/herownnamefromtheconcerneddepartmenton thebasisofthisSaleDeedevenin the absenceoftheVendor.
7.Thatallright,easementsandappurtenantstheretohavealsobeenconveyedandtransferredwiththesaidpropertyuntotheVendee.
8.ThattheVendorhasassuredtheVendeethatthesaidpropertyundersaleisfreefromall sortsofencumbrances suchassale,mortgage,gift,transfer,decree,litigation,lease,acquisition/notificationetc.andthereisnodefect inthetitleoftheVendor.IfitisprovedotherwiseatanytimeandtheVendeesuffersanyloss,thentheVendorshallbefullyliableandresponsibleforthesameandtheVendeeshallbeentitledtorecoverallhis/herlossesfromtheVendor.
9.ThattheVendeesshallhavefullrighttoapplyandgetthewater,electricandsewerageconnection regarding the said property from the concernedauthoritiesandalsotoget.theexistingnamechangedinhis/her ownnamefromthedepartmentconcernedwithoutanywrittenconsentoftheVendor.
10.ThattheVendorhasdeliveredtheprevioustitledocumentsrelatingtotheabovementionedproperty.TheVendorhereby declaresand assures totheVendeethatthesaidproperty has not been acquired by the Govt. and there is noinjunctionorattachmentorderofanyCourtorDepartment.
INWITNESSWHEREOF,thepartieshavesigned andaffixed their signatures thumbmarkonthisSaleDeedafterunderstandingthecontentsofthesameontheday,monthandyearfirstabovewritteninthepresenceofthefollowingwitnesses:
