WORK EXPERIENCE

Senior Real Estate Manager and Specialty Leasing Manager, January 2010 – Present
· Responsible for all facets of property management of 5 retail centers totaling 1.2 million square feet of GLA.
· Responsible for the implementation and management of the specialty leasing program of the retail portfolio which consists of 16 retail properties in the Washington DC metro area.
· Created and implemented a specialty leasing program in 2014 which generated income of $200,000 in the first year of operation and close to $500,000 in the second year. This created $8.3m in value to the portfolio at a 6% cap rate.
· Developed creative ideas to maximize value of common areas.
· Negotiate short term renewals with tenants in the retail portfolio.
· Achieved the highest scores on tenant satisfaction surveys five years in a row.
· Received 2 “Above and Beyond” awards for exceptional teamwork, customer service, tenant relations, & expense management.
· Participated in a $350m portfolio sale, a $30m retail property sale, and a $58m retail acquisition.
· Operated under budget for operating and CapEx expenses at a minimum of 3% for 6 years in a row (excluding snow).
· Developed and maintained a 10 year CapEx plan which included oversight of major CapEx projects such as roof replacement, asphalt replacement, concrete replacement, façade replacement, major waterproofing, etc.
· Reviewed retail leases and made the recommendation to pass through roof repairs though CAM which resulted in additional recovery of $184k which added $3m in value a 6% cap rate.

· Responsible for all facets of the property management of three “Class A” mixed-use properties totaling 1.1 million square feet of retail, office and residential: Pentagon Row, Bethesda Row, and The Villages at Shirlington.
· Spearheaded corporate procurement for the bidding and awarding of regional vendor contracts including plumbing/jetting, landscaping, powerwashing, linestriping, elevator service and day porter service. Achieved an annual savings in excess of $250,000 for 2009.
· Managed the operational components of the grand opening for the $80 million Arlington East project for Bethesda Row which includes 44,142 square feet of retail, 180 apartments and a 250space underground parking garage.
· Assisted with new collection efforts beginning in June 2009 and collected $439,556 through July.
· Built positive relationships with neighboring communities and local government entities.
· Implemented a centralized pest control program portfolio wide which significantly reduced a long standing pest control issue and created a revenue stream.
· Introduced a portfolio wide “Green Initiative” at all of my properties by contracting with a company that converts restaurant grease into Bio Diesel fuel.
· Identified new storage areas which added an additional $12,000 per annum in rental income.
· Identified ways to enhance utility recovery resulting in an additional $80,000 worth of income per annum.
· Responsible for creating, managing, and quarterly forecasting an operating budget totaling $6.5 million per year.
