Happy New Year! The Board met on January 5th for the first Board meeting of the new year. A motion was made and unanimously approved that all members keep their same officer positions. That is:

Winter

This winter it appears we experienced more days of icy roads than snowy ones until the recent blizzard. We wish to thank those residents for being alert to the weather forecasts in advance and removing cars from the streets in order to allow the snow contractor to do his job efficiently. In order to have the roads clear in time for residents who leave for work and depending when the snow begins to fall, the contractor will come to salt and plow the roads before 6:00am.

Spring

With the spring season approaching soon (March 21st), the community’s spring cleanup will be Saturday, April 8th. Information on this event is included with this mailing. This is also a good time to come out and meet your neighbors.

Neiman Ridge, our lawn contractor, will begin their spring cleanup between April and May 15th. Duties performed are: pulling and spraying of all weeds, trimming of plant material, edging all beds and tree rings, pre-emergent application and installation of mulch.

The Board voted to retain Heritage Tree Service for tree spraying service. The company comes in May to inspect and treat trees and shrubs for active and/or threatening pests. A second treatment in July is mainly a tree treatment for the perimeter evergreens targeting bagworm control. Residents will be notified by email of the exact date of services.

With spring come many Landscaping or Architectural projects. Submit your RFA (request for approval) in a timely manner to Bennett Williams so that the committees have enough time to review your request and provide their recommendation to the Board. Then, the Board will make the final approval/denial of your project. Do not begin a project until you receive final notification from the Board.

2016 TVAS End-of-Year Financial Report

In order for us to provide you with a complete end- of-year financial report, it is necessary for interest on all CD accounts be included on this report. This information is given to us by the banks in the first quarter but at no specific time. Included with this newsletter is the final report for your review.

New Residents

We welcome Eric and Cameria Taylor and family (225 PC) to our community.

Liability Insurance

The question was asked at the annual meeting if there was a process the Board could use to verify and require residents to carry liability insurance on their units. The homeowner who asked the question volunteered to do the research work for the Board on this topic. We wish to thank the homeowner for the time and effort it took to investigate this topic for the community. Our documents do not require unit owners to verify whether or not they have liability coverage to the association. However, our declaration strongly recommends that each resident obtain property and casualty insurance for their unit. Unit owners are solely responsible for purchasing their own insurance policy. It was further noted that there are no legal requirements that mandate residents to submit proof of insurance to the Board. To ask residents to volunteer this information would be time consuming and likely not to be totally successful.

Change to Villas’ Rule # 41

The Township Board of Supervisors has been trying to find ways to reduce the accumulation of litter throughout the township. After several meetings with Penn Waste, Penn Waste has agreed to allow only CLEAR see-through plastic bags (containing recycling items) in the recycling bins. Any other color bags will be removed at the recycling facility and deposited in regular trash. This is for the sorters safety. These bags can be purchased at Walmart.

Therefore, Villas’ rule #41 will state: Materials to be recycled should be tied in CLEAR plastic bags and placed in recycling bins. Resident are expected to comply with all Penn Waste guidelines.

Vandalism

Unfortunately, we have had two incidents of vandalism in the community. Someone or a group has been tossing raw eggs into houses, cars, yards and driveways. Eggs can cause severe damage to paint and can be expensive to repair. These incidents occurred in late evening or during the early morning hours. If anyone has information about this, or in fact, have seen the individuals responsible, please contact the Board or the police. Please be watchful and report suspicious activity to the Board so we can be pro-active.

Reminders

SAVE THE DATE – The annual general meeting is Thursday, September 21, 2017.

Villas taxes have been filed and paid. We owed $23.00.

When parking in the small and large parking lots, please refrain from emptying your car ashtray onto the grass.
