63330 Gutters & Downspouts

I. Detailed Scope

A. Gutters

1.  The Subcontractor shall install all gutters as specified on the architectural plans.

2.  All gutters must be .025-gauge continuous form enameled aluminum.

3.  Gutters must be installed with no more than 1” fall over a 40-foot length to the downspouts.

4.  Gutters must be secured 2 feet o.c. minimum with spikes and ferrules into the truss end.

5.  All gutter runs in excess of 40 feet must be drained at each end.

6.  Gutters must be capped, sealed and pitched properly for each individual unit.

7.  The roof must be left clean of mud and any other markings.

8.  The roof must be left clear of nails and any other debris.

9.  The Subcontractor will remove all debris from gutters.

10.  The Subcontractor will install deflectors on the gutters at all valleys and as directed by a Ryland representative.

B. Downspouts

1.  All downspouts and fittings must 2”x3” be continuous form enameled aluminum.

2.  Downspouts must be installed to within 8” of the finished grade and secured a minimum of 8-foot o.c. with final securing at the bottom end of the spout.

3.  Downspouts must have “A” or “B” elbows, as required by the site, for proper water disbursement.

4.  All downspouts must be secured with screws to prevent movement of the downspout. Screws used to attach the downspout to the house must be rust proof (aluminum or stainless steel) or corrosion resistant.

5.  On all town homes, downspouts must extend 2 feet past every forward offset.

6.  Plastic/fiberglass splashblocks (12”X30”) must be supplied and installed for all downspouts with one extra for the sump pump drain.

III. Standards/Warranties

1. The Subcontractor must guarantee all labor and material for one (1) year after settlement. If field inspection reveals improper material or workmanship, the Subcontractor will assume all liability for any future charges incurred in the correction of this work.
