3.2Assessmentcriteria

ThecouncilwillconsidertherelevantassessmentcriteriaintheGeneralCoastalMarinezonerulesinadditiontothemattersbelow.

a.anyadverseeffectsontheoperationoftheferryterminalfacility.

2.Effectsonviewsandvisualamenity:

a.thequalityofbuildingdesignshouldacknowledgethehighvisibilityofferryterminalsfromsurroundingareasandthefunctionalandoperationalrequirementsofmarineandportactivities.

b.buildingsshouldhaveinteractivefrontageswheretheyfacepublicstreetsandpublicaccesswaystoenablepublicexperienceofactivitieswithinthebuildings.

c.theheightofthebuildingshouldnotadverselyaffectthenaturalcharacter,landscapeandvisualamenityofthearea,takingintoaccountthe:

Adesignstatementisrequiredfortheactivitiesspecifiedinthetablebelow.Thedesignstatementisrequiredtoincludeasaminimumthemattersindicatedwithinthetableassetoutinclause2.7.2ofthegeneralprovisions.Drawings,illustrationsandsupportingwrittenexplanationshouldbeproportionatetothecomplexityandsignificanceofthedevelopmentproposal.RefertotheADMforguidanceonthepreparationofdesignstatements.
