The project I have identified is to build a small house to help explain the principles of domestic construction.

Solution 1.

Build a section of a timber framed house skinned in marine ply and lined with plasterboard. I will carry out 1st and 2nd fix carpentry, wiring and plumbing operations.

Solution 2.

Construct a brick and block section of a house, install lintels, perform 1st and 2nd fix carpentry operations including the installation of a timber staircase.

Solution 3

Construct a flat style (SIPs) section of a house that will be insulated and have wiring components pre installed.

After considering the above solutions, I am going to build a section of a timber framed house, I have opted for this solution as I think I stand a good chance of success and I can build on my plumbing, electrical and carpentry knowledge.

P3 Project Specification

Project Outline

  1. Purpose of Project

01.To provide a single residential room interlocked with other residential rooms in order to display timber frame construction techniques to local students.

  1. Technical Details

01.Construct a room 2m x 3.5m, the room to meet the following criteria:

02. Main superstructure to be seasoned PAR pine.

03.All walls to be dry lined with plasterboard

04.External walls to be skinned with suitable marine ply.

05.Electrical

  1. Distribution board to be installed in location to be agreed with client.
  2. Single ceiling rose to be installed centrally to room with appropriately position switching.
  3. 2 x double sockets to be installed in location as agreed with client.

06.Plumbing

  1. Single Radiator to be installed below window.

07.Carpentry

  1. Openings to be framed with PAR pine.
  1. Meetings

01.Weekly meetings will be held between the client and principal contractor, where the principle contractor will inform the client of planned progress to be made that week.

02.Client will clarify locations and detail required for any planned works taking place that week.

  1. Building Regulations

01.The site will be constructed in line with current building regulations.

  1. Cost

01.The cost of the site will be £300

  1. Duration

01.The project is planned to last an estimated 12 weeks based on a 4 hour week

  1. Sustainability

01.Where possible all the materials and processes used will be sustainable.

  1. Resources

01.Basic Carpentry, electrical, plumbing and setting out tools will be required.

02.An extra workforce will be available at some stages to assist with trades such as wiring and plimbing.

  1. Snagging

01. A period of two weeks will be allowed for snagging, further time will be allowed where the principle contractor can suitably show that project delays have been beyond their control.

  1. Inspection

01.The client will inspect the site on weekly basis

  1. Legislation

01.The project will need to satisfy the needs of the HSE and Local Government, such as having method statements and risk assessments in place.
