a) HOUSE KEEPING

b) PLUMBING:

  • Plantmaintenance for swimming pool.
  • Adding Chlorine (15 liters / day) and PH level maintenance.
  • Checking sewage treatment plant pumps and checking running condition of motors daily.
  • Filling water in all OHT water and flush water tanks.
  • Overhead tank water supply pumps maintenance.
  • Common area water supply line checking
  • Sewage line checking.
  • Salt removal of 2 bore wells in a week, should cover 10 bore wells in 5 weeks.
  • Checking the water softener dosage to Sump – 3 to 3.5 litre Chem 1020 per day.
  • Add 2 liters of chlorine to Each Sintex tank used for flushing.

c) ELECTRICAL:

  • Bulb replacements for Car parking area lights, Garden lightings, corridor lights
  • Swimming pool insideand pool area lighting
  • Terrace / signage board lightings
  • Lightings switch off and on schedules

d) GARDENING:

  • Daily watering of all plants
  • Weekly trimming
  • Monthly loosening the soil
  • Manuring and adding fertilizers as and when necessary(usually once in 3 months)
  • Periodical pesticides spray treatment – Once in a month.

e) SECURITY SERVICE:

  • To monitor the vehicle movement.
  • Residents should not be allowed to vacate / occupy without the proper NOC from association.
  • To monitor material movement
  • Maintaining visitor’s pass
  • Having a check on the unknown visitors
  • Patrolling
  • Having a checking on regular intervals on the site status
  • Regular checks during the night
  • Mock drills
  • Monitoring on the service providers – Drivers and others
  • Maintain the register for people using swimming pool and club house.
  • Restrict the usage of pool by kids without adult supervision.
  • Ensure that the pool is used after taking a proper shower.

f) Supervisor

  • To monitor the attendance and in-time of all employees.
  • Ensure all lifts and motors are working.
  • Check Sump Level / STP collection and treated water level.
  • Maintenance collection / Bank deposits.
  • Prepare the defaulter list / follow up with residents.
  • Ensure all complaints from residents are addressed(mostly within 2 days)
  • To assist / mentor all the employees.
  • Genset Fuel level – Once in 2 days.
  • Monitor Garbage is removed on daily basis.
  • Co-ordinate any replacement, repairs of all machine, motor pumps etc.,
  • Report any fault in lift, DG, STP, sensors, CCTV, Computer to the OEM / AMC vendor.

AMC for STP, Lift and Genset.

  • All activities mentioned above is only for the existing common area maintenanceand NOT for areas inside the house. Any work inside the house like electrical and plumbing for the issue specific only to the house have to be taken up individually or use our technicians subject to their availability and pay the charges to perform such work.This will be out of the association’s scope.
