TIM HORTONS
SUPPLEMENTARY SPECIFICATIONS
General Bid Requirements
- All bids mustbe completedfully on Expesite.
- All bids are to be prepared in accordance with these specifications and Addendum. All work items must be broken out on a unit cost and quantity basis.
- The General Contractor is responsible to insure that all sub contractors prepare their bids in accordance with the Specifications Sheets SP1-SP6, included in the construction documents.
- The General Contractor (G. C.) and their sub-contractors are responsible for visiting the site to verify existing conditions and familiarize themselves with the project.
- Refer to the Soils Report when determining soil conditions relative to the building and site; and provide costs per those recommendations.
- The Building Permit, Sign Permit, Refrigeration Permit and Health Permit will be applied for and paid for by Tim Hortons.
- The Certificate of Occupancy will be paid for by Tim Hortons and obtained by the General Contractor.
- In the event that there is a discrepancy between the specifications and the building or site plans, contact the Tim Hortons Construction Manager for clarification. Any discrepancies found during the bidding process must be brought to our attention immediately.
- Tim Hortons reserves the right to interview and qualify the site contractor.
- We have an “Approved” supplier’s list, which we have negotiated to get the best pricing
- Change Orders will not be paid unless a written authorization has been given by the Tim Hortons Construction Manager, to the General Contractor. Verbal changes will need to be followed-up in writing. Also, all Change Orders will need to be done in “Real Time” and not at end of job or they may be rejectedand be prepared on Tim Hortons Forms, which will be provided to the General Contractor. No changes will be honored unless this procedure is followed and no one but the Tim Hortons Construction Manager can approve them. All Change Order proposals must include a detailed breakdown of all costs, with copies of all applicable sub-contractor invoices, signed trucking slips, related hours, material and equipment needed.
- The entire building must be professionally cleaned, inside and out before turning over to Tim Hortons. Cleaning must be scheduled after all work is completed.
- The General Contractor to supply red lined “As Built” plans showing exact location of all site utilities. All locations must be measured prior to back filling. This must be provided before final draw payments can be made by Tim Hortons.
- There will be a minimum of three (3) Walk-Thrus / Punch Lists: One At turnover, One At 30-Days after Store Opening and One at 9-Months after Opening. Tim Hortons will schedule with the G.C. and operations.The Punch Lists need to be completed within one (1) week of walk-thru and signed-off by Tim Hortons Operations and or Franchisee.
SITE
Below find listed various clarifications and supplemental information, which are to be included in bids for the project:
- General Contractor is responsible for accurate layout of entire site and building in accordance with the attached plans. This must be completed with the assistance of a registered land surveyor.
- All underground conduit for site electrical, signs, irrigation systems, etc. to be Schedule 80 PVC 18” below finish grade minimum or per local code.
- General Contractor is to supply and install all electrical conduits and wires to the base of all signs and the menu board. Complete final wiring after they have been installed. This will need to be coordinated with Tim Hortons’ sign installer.
- A total of two (2) vehicle loop detectors, provided by Tim Hortons, will need to be installed. One at the pick-up window and the other at the menu board pedestal (verify exact location with Tim Hortons Construction Manager).
- Landscape/Irrigation is to be provided by Tim Horton’s. Irrigation sleeves to be provided and installed by GC.
- All steel posts/bollards are to extend 6’-0” above finished grade and to be painted. Exact locations and color to be determined by Tim Hortons construction manager – bollards placed in wrong locations will be removed and relocated per G.C.’s expense.
- General Contractor is to supply all handicap signs as indicated on site and building plans. Signs are to be constructed of engineer grade reflective screened aluminum or per local code.
- General Contractor is responsible for keeping construction area clean and free of all debris and materials. A final lot cleaning will be required prior to turnover to Tim Hortons. That may require power washing and/or machine sweeping as determined by Tim Hortons Construction Manager.
- Supply an on-site dumpster for the disposal of all generated trash, including that generated by Tim Hortons’ vendors and staff.
BUILDING
It is the General Contractor’s responsibility to complete all electrical, plumbing, etc. in accordance with all state and local codes. Any code violations found in the architectural plans must be rectified during construction and cost to do so must be included in this bid. Below, listed by sheet, are various clarifications and supplemental bid information, which need to be incorporated into your bid proposal:
Sheet A1
- General Contractor to receive cooler/freezer package and coordinate timing for installation, includingrefrigeration and condensate lines with Tim Hortons’ installer. Some roof-top condensing units need to be lifted onto roof of building by G.C. – see Sheet A4.
- Tim Hortons will supply an automatic pick-up window. G.C. is responsible for installation, glazing and electrical requirements.
- In rooms where there is wall tile, the General Contractor is to provide caulking, at all vertical corners from floor to ceiling. Dal-Tile makes caulking to match the grout color and texture.
- General Contractor is to provide door stops on all doors - either wall mounted or floor mounted. Verify with Tim Hortons Construction Manager.
Sheet A2
- General Contractor must confirm exact location of fire extinguishers #22.2 and cabinets #22.1, with fire department. Cabinets need to be recessed - verify size of rough openings. All extinguishers and cabinets supplied by GENERAL CONTRACTOR.
- General Contractor is to install all shelving #63, #64 and #43, supplied by Tim Hortons. G.C. needs to provide unistrut and attach to trusses for suspended shelving. These need to be installed prior to equipment delivery. Tim Hortons to provide G.C. with ISS drawings for installation.
Sheet A5 and A5.1
1.General Contractor to verify the location of building signs with Tim Hortons Construction Manager.
Sheet A9 and A9.1
- Apply a smooth bead of 30-year silicone along edges of window frames
- Apply a smooth bead of 30-year silicone along top of all cove base tile.
- Install weather stripping on all exterior doors.
- Handicapped grab bars in restrooms are to meet ANSI and ADA regulations and are to be provided and installed by General Contractor.
Sheet S1
- Install 3” sleeve for irrigation system and locate at 18” below brick shelf and stake out location at exterior wall - see Sheet P2, Note 19.
- All electrical and plumbing lines are to be sleeved below grade, through foundation wall, including vehicle loop detectors. Gas line shall be sleeved through building at meter height, no higher and run to above ceiling within wall partition. All sleeves must be completely sealed prior to back filling.
Sheet P1
- Anchor inlet and outlet tees in grease trap to interior side of concrete structure to prevent movement.
- All floor drains to be set ¾” below finish floor elevation and have slab slope to drains with a two (2) foot radius. Allow for tile to be installed flush with top of drains.Cleanouts to have no slope, see Note 5.
Sheet P2
- General Contractor is responsible for determining water pressure. And include a pressure reducing valve or pressure increasing mechanism/tank, if necessary.
- General Contractor is to provide all backflow preventers per local requirements; irrigation company to provide theirs but installation by plumber.
- If it is determined a water filtering system is required, Tim Hortons will provide and install.
Sheet E2
- General Contractor is to supply and install heat and smoke detectors in restrooms, if required by fire department.
- All electrical wiring to be contained in electrical metal tubing (EMT) throughout building – flexible conduit will not be allowed.
- Tim Hortons will provide the switchgear. Because of the size of this unit, typically 60”x 90”x 12” and weight of 1054 pounds, you will need to place this in building before exterior framing is done or shortly afterwards.
Sheet E4
1. Three (3) dedicated telephone lines will need to be brought to the building. Tim Hortons will arrange for service with the telephone company. G.C. is not to let the telephone tech. install plywood over our FRP when he installs hisphone board.G.C. to coordinate installation and electrician to install phone lines and jacks per plan. All interior and exterior telephone conduit and wiring is the responsibility of G.C.
TIM HORTONS will provide the following:
- Truss package (delivery date to be coordinated w/ G.C.)
- Electrical Switchgear (G.C. to receive and install)
- Exterior Lighting Package – light poles, anchor bolts & fixtures ONLY - not building lights(G.C. to provide concrete bases, installation and power)
- Loop Detectors (G.C. to install two (2) in concrete pad at pick-up window and menu board – exact location to be determined by Tim Hortons.
- Communication and Sound Systems – including labor and material (G.C. will provide conduit per plans)
- Exhaust Hood Package and all HVAC equipment – including labor and material.
- Water heater is provided by Tim Hortons – plumbing contractor to provide and install vent.
- Walk-in Cooler/Freezer (G.C. to receive, provide power and install quarry floor tile in Cooler).
- Fixture company to install counters, donut cases, chair railand divider walls, etc.
- All kitchen and dining room equipment (G.C. to assemble tables/chairs).
- All suspended and free-standing shelving(G.C. to install per ISS drawings provided by Tim Hortons).
- Register/Information System – including installation (G.C. to provide all conduits and electrical)
- Signage and Menu Boards - including installation (G.C. to provide power)
- ADT Security System (G.C. to provide power)
- Security Cameras and Monitors (G.C. to provide power)
- Muzak System (G.C. to provide power)
- Drink System (G.C. to provide underground syrup chase – Sheet P2 and provide power and water as required).
- Window Shades
- Combi Ovens #55.4 (RPZ’s by GC)
- Pick-Up Window G.C. to receive, install and provide glazing
GENERAL CONTRACTOR will provide the following (this is not all inclusive - refer to plans and specifications):
- General Contractor is responsible to properly secure, store and protect all equipment delivered to the site. If damage is apparent or if there are shortages, the G.C. must note this on delivery ticket and have the carrier’s representative (driver) sign the ticket, acknowledging the damage or shortage. Notify Tim Hortons Construction Manager within 24 hours.
- We will establish an “Equipment Delivery Date”, when two (2) semi tractor trailers will deliver the bulk of the interior equipment. The G.C. will need to provide man-power to unload all the equipment and place it in store. This normally requires 4-6 men for about 6 hours.
- All stainless steel corners, end walls, horizontal caps and wall panels.
- G.C. will set-up and install misc. equipment: shelving, coffee, cappuccino, creamer, sugar, tables and chairs, blend centers, etc.
- Install ceramic base tile in Dining Room after counters and wainscoting.
- All utilities need to be placed in General Contractor’s name until time of turnover to Tim Hortons.
- Outside door locks will need to be changed-out at time of turnover to Tim Hortons.
- A mailbox will be provided and installed by the G.C. – if applicable.
- Heat Tape to be wrapped around condensate line in freezer.
- Fire extinguishers and Cabinets
- All Nichia Exterior building material.
- GC to provide and install ALL GTC graphics, murals, banners and slatted ceiling
- Water filter system for combi ovens
- Fire Place
- Foundations for menu and preview board by GC
- A Carpenter, Electrician and Plumber are to be on site day of start up’s and on opening day.
