Modification applications are required for any exterior modifications made to your home or property. Complete applications that fall within the standard will receive an email/written response within two weeks. Modifications proposals that fall outside the Sunserra Standards are sent to an outside Architectural Reviewer for processing. Incomplete applications cannot be processed and will be returned for additional information. No work may begin until a written approval is received from our office. A $150 fee will be imposed if a modification is made prior to obtaining approval.

I understand that an application lacking detail sufficient for the Architectural Control Committee to issue a decision will be returned to me for additional information. I understand that I do not have approval to commence work until I have received official written notification form the HOA Office. I further understand that there will be a non-refundable $100 fee for review of a modification application.

I understand that any approval or disapproval is based on the information that I have provided to the Architectural Control Committee in my application. I understand that any approvals expire one year from the date my project was approved. Should I choose not to complete the project within that time period, I will be required to re-submit my plan for approval. I understand that I am responsible for complying with any and all applicable Grant County requirements, including obtaining permits. I understand and agree that I will maintain this modification and execute a recordable document to that effect at the expense of the homeowner.

I understand that if my application is denied by the Architectural Control Committee that I have the right to appeal the decision in writing to the Board of Directors. My written appeal shall be received by the Resort Administrator within ten (10) days of the postmark date on the letter denying my application. The Board of Directors will respond to my written appeal within thirty (30) days of its receipt. Any determination made by the Board of Directors shall be final and binding.

For detailed instructions regarding approval, refer to Article 5 of the CC&R’s. In addition to this application, you must submit the following attachments:

1.A drawing or illustration of the location of the proposed work with dimensions shown. Note distances from property lines and show relationship of proposed work to neighboring homes and open spaces.

2.Drawings or illustrations of the proposed work showing the design.

3.Description of materials to be used.

4.Color: note whether the color will match the existing house or trim of house or attach a color chip for other color.

5.Grading plan if changes in grade or other conditions will affect drainage.

Acknowledgement of Applicant/Owner:

1.I understand that construction of certain projects requires that I obtain a Grant County Building Permit. Approval of the proposed work by the Architectural Control Committee does not affect or remove that requirement.

2.I understand that starting any work prior to written approval is not allowed, and if alteration or construction is done and this application is not approved, I will be charged $150 and may be required to return the property to its former condition at my own expense. In addition, I may be required to pay all legal expenses incurred by myself and/or by Sunserra Homeowners Association if legal action becomes necessary.

3.I am aware of the Sunserra at Crescent Bar Covenants, Conditions and Restrictions and Architectural Controls in regard to the review process.

4.The proposed work must commence within 6 months and must be complete within 12 months of approval of the application by the Architectural Control Committee.

5.I understand that approval is contingent upon all work being completed in a workman-like manner with quality equal to or better than the original home construction.
