SPC BOARD OF PROPERTY AND LOCATIONS

2017 ANNUAL REPORT

The Property and Locations Board of the Sierra Pacific Conference extends a warm greeting and prays for UNDENIABLE BLESSINGS to all our church family ?

As we have welcomed new leadership in the appointment of Superintendent Mark Adams to the SPCFMC, the 2016-2017 conference year has brought new and exciting challenges. We continue to deal with on-going matters with some of our churches while also being brought into new projects and development considerations from others. The following is a brief update on what your Property and Locations team is currently involved in:

  • The “A Street” property, Sacramento (formerly the conference office,) has become a rental providing an additional income stream for conference ministry support.
  • Our Fernley NV church’s Sunday School building is in great need of repair. In fact, it really needs to be demolished and replaced with a new facility that will better meet the needs of the church as they try to reach, serve and share with their community the Good News of God’s redeeming love. We have been asked to visit the church property in order to provide better insight and recommendations for the immediate future.
  • Orangevale (Oak Ave) has been in a legal battle over some encroachment issues, among other things, with the pre-school that bought some property from them several years back. In short, since then and after much deliberation and mediation between the church, the pre-school and attorneys representing each party, in April 2017, the Property and Locations authorized Oak Ave to complete negotiations to sell an additional portion of church property to the pre-school and finally settle the encroachment problems.
  • Oroville (Foothill Community) is in the process of building a new administrative building. To date all financial obligations have been met with available church funds. God has answered many prayers through the planning process and continues to bless as construction continues. They have approached the conference to co-sign a small loan with the FM Foundation should current funds be insufficient to meet all financial needs. The conference BOA approved their request.
  • Pleasant Hill (Oasis Christian Fellowship) reports the City of Pleasant Hill has approved the use permit for the preschool which has been preparing to lease their lower level facility. Much prayer, time, energy and money has gone into this endeavor and we are excited to see how the Lord is going to use this new connection with the community.
  • The Redding church property is being rented out to another local Redding congregation. Superintendent put together a comprehensive Cost-Sharing Agreement” that was presented to the tenant, Grace Presbyterian Church (GPC), early this year. GPC has agreed to comply and will be in contact with the conference should other concerns arise or unexpected repairs be called for. It outlines a preventive maintenance schedule showing approximate dates various inspections and/or repairs are expected to be completed and who is responsible to do what.
  • At the recommendation of the Superintendent, the Property and Locations Board approved deeding the Redwood City church property to Iglesia de Restauracion Familiar with the SPCFMC being named Trustee/Beneficiary in keeping with FM denominational requirements. The Redwood City Tongan group will continue to share use of the facility as they have been doing for many years now.
  • The East Valley property, formerly used many years ago as the San Jose church parsonage but in more recent years has been a rental, is being offered to San Jose REAL Family under a Good Faith Agreement for a period of up to two years. This is a conditional use agreement, the intent being to provide additional housing for REAL Family pastoral staff and missional purposes with no obligation to pay rent or mortgage to the SPFMC, is in exchange for needed repairs to the property. REAL Family will have the option to purchase the property at the end of the two year term keeping in mind all other conditions and stipulations that were agreed to at the beginning of the Good Faith Agreement.
  • Stockton (Springs Christian Fellowship) has approached the Superintendent and the Board of Property and Locations about the possibility of selling the Stockton church property. The proceeds from the sale would be used to purchase several homes for missional outreach instead. This discussion is in its early stage and much prayer and additional planning needs to be done. Please pray for the Lord’s leading in this.
  • Turlock has sold an approximate five-acre parcel of the church property to a residential developer. Close of escrow has been delayed some because of dealings with the City of Turlock but, but barring any additional complications, the sale is expected to close by the end of June. The proceeds will mainly be used to build a new multi-purpose building and support ministry outreach.
