HISTORIC CONSERVATION COMMISSION

CASE # 497 – It is proposed to install a drive-thru canopy attached to the southwest wall of the parking garage and modify signage at 301 Broadway.

OWNER/APPLICANT: Sycamore Hill Farm Development LP

The Commission upon motion by Mr. Cornish seconded by Mr. Evans adopted the proposal that City Council issue a Certificate of Appropriateness for the proposed work described herein:

1.  The proposal to install a drive-thru canopy attached to the southwest wall of the parking garage and modify signage at 301 Broadway was presented by Larry Eighmy.

2.  The existing stand alone drive through teller will be demolished after the construction of the new 12’ x 15’ drive-through canopy. The new canopy will be attached to the side of the parking deck attached to the historic building.

3.  The new canopy will be constructed with 2 square steel tube supports at each corner. The size of the tubes will be increased in dimension by approximately 1/3 of the submitted dimension (8” +/-).

4.  The roof will be framed with fascias front, back, and side and the roof drainage handled in a non-visible way. The vertical dimension of the fascias will be increased from 11” to 24”. The fascias will be clad in metal in a dark gray color as proposed, and the ceiling covered in exterior gypsum painted gray or clad in the same metal as the fascias. A shop drawing of the new dimensions of the canopy construction must be submitted to the City.

5.  Four concrete filled bollards will be installed to protect drive-through equipment and the structure. The bollards will be yellow. All existing macadam will be patched.

6.  The 12’ high channel letter signs on the existing drive-through canopy will be removed and flush mounted to the new drive-up canopy. They will be installed on the southeast and southwest fascias of the new canopy. A drawing of the canopy with signage must be submitted to the City.

7.  Additional information on the relocation of the existing pylon sign to W. Fourth St. and the new direction sign proposed is needed. These signs will be reviewed at a future HCC meeting and are not approved at this time.

8.  The motion to approve the proposed sign change was unanimously approved.
