Addendum No. 1

YOU ARE INSTRUCTED TO READ AND TO NOTE THE FOLLOWING DESCRIBED CHANGES, CORRECTIONS, CLARIFICATIONS, OMISSIONS, DELETIONS, ADDITIONS, APPROVALS AND STATEMENTS PERTINENT TO THE CONTRACT BID AND CONSTRUCTION DOCUMENTS, DATED MARCH 1, 2009. THIS ADDENDUM IS PART OF THE CONTRACT BID AND CONSTRUCTION DOCUMENTS AND SHALL COVERN IN THE PERFORMANCE OF THE WORK.

CLARIFICATIONS:

1.  BID DATE. All bids will be due on or before April 28, 2009 at 5:00pm.

2.  PAVING: Provide an alternate bid for both concrete paving and asphalt paving. The parking area is to be concrete paving as follows:

Parking areas: 6”thick concrete with 6x6 W4.0xW4.0 WWM

Driveway areas: 7-1/2” thick concrete with 6x6 W4.0xW4.0 WWM

Dumpster approach: 8” thick concrete with #5 rebar 12” o.c. ea way (24’x24’ area).

Asphalt paving to be 7” thick per soils report.

3.  Limits of work shall be limited to property lines. Entrances off of Sewell Avenue and Willow Road will be accomplished thru a separate work order coordinated with the contractor.

4.  Each bid shall be accompanied by a bid bond payable to DORNOCH INVESTMENTS, LLC in the amount of not less than ten percent (10%) of the total amount of the bid. The bid bond will be retained by the Owner as liquated damages if a successful bidder refuses or fails to enter into an agreement and furnish the required documents with the bid when notified of the award. No bid may be withdrawn within fourteen (14) days after the closing time for receipt of bids.

5.  Maintenance Bond is not required.

DRAWINGS

Sheet A2.1:

1.  Windows @ Breakfast Area shall be type “D”, refer to Sheet A3.1, West Elevation.

2.  Windows in Exercise Room and Vestibule shall be “D” in lieu of type B.

Sheet A2.2:

1.  Delete window @ east end of corridor above pool, refer to Sheet A3.1, South Elevation.

2.  Window @ west end of corridor shall be type “E”.

3.  Units 218 and 220 shall remain “A” units without blocks.

4.  Closet doors in Units 216 and 316 shall be equal to type D5.

5.  Laundry chute door @ 2nd and 3rd floor shall type 24: 2’-0” x 6’-8”x 1-3/4” SCwd x metal frame and 45 minute label.

Sheet A2.4: Refer to attached Sketch A2.4X for wall type clarifications.

Sheet A4.1:

1.  Gypsum wallboard ceiling @ 9’-0” shall be WR (moisture resistant). Gypsum wallboard @ Pool areas shall be WR. Fire separation between floors @ toilet area not required to be WR.

2.  Trusses may be sheathed rather than building the 3rd floor demising wall to the roof deck. All joints at draft stops shall be fire taped.

Sheet A5.1:

1. Room Finish

a. As per specifications 09680, Owner to purchase carpet direct. General contractor to install. Carpet to be glue down.

b.  Allowance for tile (includes shipping and sales tax) as follows. Allowance does not include installation.

i.  Lobby Floor Tile: $9.00/SF

ii.  Floor Tile in room other than lobby: $4.50/SF

iii.  Lobby tile cove base: $9.00/LF

iv.  Wall Tile (Bathrooms/Pool): $4.50/SF

v.  Cove Base for floors other than lobby: $4.50/LF

c.  Owner to provide wall covering, general contractor to install.

d.  Additional Room Finishes:

i.  Employee Breakroom: Vinyl tile floor, paint walls & ceiling.

ii.  Employee Toilet: Tile plumbing wall full height only. Paint other walls/ceiling.

iii.  Work Area: Carpet floor, paint walls and ceiling.

iv.  Linen Storage: Sealed concrete, paint walls and ceiling.

v.  Guestroom Toilets: Ceramic floor/base, vinyl wall covering on walls, acoustical clg.

vi.  Public Areas: All walls to receive vinyl wall covering.

vii.  Stairs to be carpeted with rubber nosing.

e.  Guestroom walls shall be painted with acrylic light texture paint “Plexture w/ Teflon’ as manufactured by Triarch Industries and provided and installed by general contractor.

1.  Door Schedule. Refer to attached Sketch A5.1x

a.  Doors 8 and 9 in pool area shall be hollow metal in lieu of aluminum.

b.  Door 12 shall be a 4’-0”x 6’-8” x 1-3/4” SC wood x metal frame, 20 min label.

c.  Door D4 shall be 2’-0” in width.

d.  Door D5 shall be type “H”.

e.  Storefronts to be clear anodized finish.

f.  Suite 220 does not require a D4 door. Suite 320 requires a D4 door.

g.  Door 24 @ 2nd and 3rd floor Laundry Chutes shall be 2’-0”x 6’-8”x 1-3/4”, 45 min

SPECIFICATIONS

Supplementary Conditions: Refer to attached Supplementary Conditions. This document shall be a part of the contract between Owner and Contractor.

Section 047300 Manufactured Stone Masonry: Sunset Stone, “Limestone” as provided by Schlosser Inc, 755 Hwy 385, Burlington, CO 80807 (719.346.8806) is an acceptable manufacturer.
