JOB DESCRIPTION – SITE MANAGER

Job Title: Site Manager

Location: Seal Primary School, Zambra Way, Seal, Kent

Supervisor: Office Manager

General Description of Post

The postholder will be responsible for duties covering maintenance, security, heating, lighting, cleaning, porterage, minor repairs and all general duties involved in the smooth running and upkeep of the premises.

Working hours include split shifts a minimum of once a week. Hours may be subject to variation and call-out at weekends and unsocial hours may be necessary from time to time.

The following will give guidance on tasks that could be expected to be undertaken and the frequency that they should be undertaken:

DUTIES / FREQUENCY
1. / Attend to the opening and closing of the premises at designated times and to be responsible for general security at all times. In this connection, the site manager may be called out in unsocial hours. / Daily
2. / Meet and attend to all contractors visiting or working on the site. / Daily
3. / Receive and check goods and supplies and to distribute them as necessary. / Daily
4. / Oversee the efficient working of heating plant and lighting, monitor fuel consumption and re-order where necessary, keeping required records. / Daily
5. / Read meters, as necessary, and maintain approved records including any concerned with energy conservation matters. / As required
6. / Responsible for the tidiness and decoration of the site, including paths, decking, drives, and other hard surfaces within the site grounds. Decoration of internal and external walls and all other areas of the school. / Daily and as required
7. / Note and report, as necessary, on matters affecting the health and safety (including fire safety) of persons on the site. / Daily
8. / Complete risk assessments of the site daily, weekly, monthly and annually. / Daily
9. / If suitably experienced, undertake repairs and maintenance recommended in the Caretakers Manual. / Daily
10. / Keep paths, access points and entrances free of snow and ice to ensure safe passage. / Daily

11. / Report defects in buildings, furniture, fittings and plant as required by regulations or the instructions of the Headteacher or Office Manager. / As required
12. / Provide a porterage service on the site. / As required
13. / Maintain adequate stocks of caretaking and cleaning supplies (for areas which are the responsibility of the school caretaker), and to re-order from the approved supplier, as necessary, in accordance with procedures. / As required
14. / With regard to lettings, to carry out security duties and associated cleaning up as required. / As required
15. / In respect of cleaning:
(a)Clean the hall floor after breakfast club
(b)Keep the lavatories clean throughout the day
(c)Supervise and line manage cleaners
(d)Undertake emergency cleaning in critical areas where circumstances pose a health risk, i.e. vomit.
(e)Clean inside surfaces of windows up to 11 feet (3m) from floor level.
(f)Periodically, to clean lamp shades and light diffusers, taking account of instructions given on working at heights. / Daily
