Schmertmann Exterior Cottage Inspection

This document lists items to be included/addressed in the written report from Contractor after physical Inspection of Dog Island cottage (located at 923 Bayshore Drive)

*All cost estimates should include specifics as to materials and estimated labor costs for each component

  1. Regarding piers under the house:
  1. Inspect visually deteriorating pier (see diagram) to determine if it is structural compromised
  2. Estimate the compromised piers current weight bearing capacity and possible impact on the overall foundation of the house
  3. Determine the options and estimate associated costs to repair and/or mitigate
  4. Inspect all adjacent piers for signs and scope of deterioration
  5. Determine options to reduce rain water collection under the house and estimate associated costs
  1. Regarding the porch
  1. Determine what is causing the exposed nails at West deck and shifting siding and enlarged gaps at the N/NE corner associated with the porch relative to the house (see diagram)
  2. Estimate cost to repair or mitigate
  1. Regarding the siding
  1. Determine the extent of the damage associated with the patched area near W door to the siding and possible underlying insulation and studs of the house
  2. Estimate the costs associated with repairing any components associated with this issue
  3. Determine if the damage caused by carpenter ants is ongoing
  4. If yes, estimate cost of a pest control strategy
  5. Determine the extent of damage associated with the siding and possible underlying insulation and studs of the house to the area on the S side of the house beneath the air conditioner
  6. Estimate the costs associated with replacing the siding on the entire house

4. Regarding the back (E side) decking

  1. Determine if the underlying structural support of the East side deck/stairs is compromised
  2. If yes, what are options and associated cost to repair and or mitigate
  3. Estimate the costs associated with repairing/replacing all damaged railing, riser, and tread components

5. Regarding the roof

  1. Inspect the roof and determine its current condition
  2. Estimate the cost of replacing the entire roof

6. Regarding the septic tank

  1. Determine if the exposed portion of the septic tank compromises the integrity of the system
  2. Estimate the cost of covering the exposed portion
