Dear Royal Arms Homeowner:

Re: YOUR ASSOCIATION HAS A NEW MANAGEMENT COMPANY EFFECTIVE JULY 1, 2017.

We are pleased to announce that Hara Community 1st Advisors has been awarded the contract to handle the Accounting aspects for your community effective July 1, 2017.

Manager: Your onsite manager, administrative assistant and maintenance personnel will remain the same and continue to provide you the highest standard of service.

Assessment Account/Payments: For questions regarding your assessment account, payments, or amount due (after July 10t , 2017) please contact our assessment/collections department at 407-628-1086 - select option 1 to be directed to one of our assessment account specialists.

Records: Owner account ledgers reflecting any credits or balances due as of June 30, 2017, will be provided from your prior management company to our office after July 10th, 2017. Once these records are received, the balances will be entered into our system.

INFORMATION REGARDING YOUR ACCOUNT AND ASSESSMENT PAYMENTS (PLEASE READ CAREFULLY)

·  Your association will continue to utilize the lockbox system with BB&T Association Services for the processing of your monthly payments. Please make sure your payments are made payable to Royal Arms Condominium Association and mailed as directed in your coupon booklet. We do not accept or process assessment payments in the Management offices.

·  Please be sure you are remitting your payments directly to BB&T Association Services, P.O. Box 628207, Orlando, FL 32862-8207. Please note your coupon MUST accompany all payments to properly post to your account.

·  ACH Debit (auto pay): If you currently have the ACH "auto payment" established with BB&T, no action by you is required.

·  Bill Pay: If you currently use your own online bill payment service no action by you should be required. However, please double check that your bill payment is going to directly to BB&T at the address shown in your coupon booklet and that your payments has your unique bill pay account number located in your coupon booklet. Your bill pay account number issued on your coupons will remain the same.
