RIVER WALK HOA BOARD MEETING

MARCH 13th, 2018 6 pm

MONTHLY RESIDENT HOA MEETING

  1. Call to Order. President, Scott Gates. Board members in attendance: Vice President, ErickaAndrews, Secretary, Tanya Bailey, Treasurer, Alan Ruzika, and three members-at-large: Mike Danford, Jennifer Letson and Tim Shelley. One community resident attended: Mr Mack.
  2. Reviewed Agenda items for March 13th meeting; accepted by all.
  3. Minutes reviewed from February 6thTransition Board Meeting: Approved and available to view on the website.
  4. Acknowledged all residents in attendance and addressed community concerns. Mr Mackposed questions on bulk trash pick up, Winchester Road development and the function of the HOA. Feedback: bulk trash is picked up by the county on the first Tuesday of the month; Friendly Commons development project on Winchester Road projected completion is 2020 and will feature high-end lofts and shopping venues similar to the Providence community in West Huntsville.
  5. Secretary Report – emails received from residents:
  6. Resident inquired regarding covenant restrictions on political signs. Board reviewed and determined the political signs currently displayed in the community DO NOT violate RW HOA covenants.
  7. Two emails received from realtors requesting contact information for HOA Resources
  8. Action Item Review – RW HOA Board Treasurer is still working with HOA Resources to obtain clarity on financials. Once this information is received the treasurer will have sufficient data to respond to resident(s) concerns from the financial report provided during the January Community meeting.

EXECUTIVE BOARD SESSION

  3. Several board members expressed concern regarding financials with regard to legal fees. Respective board members will meet with the retained RW HOA attorney to discuss services provided and potential future costs.
  4. Old Business
  5. To comply with RW HOA Covenants, the board determined position length for the members at large: Tim Shelley 1-yr, Mike Danford 2- yrs
  6. RW HOA Board is still reviewing HOA Resources Service agreement
  7. Jennifer Letson, member-at-large updated we still need to push awareness of the RWHOA Facebook page. Residents may send a Facebook request to Riverwalk Subdivision, New Market Alabama. Currently we have 17 members in this private group. Each resident must verify their home address to validate residency for permission to join the group.
  8. RW HOA Board obtained a majority vote to post a ‘No Solicitation – No Trespassing’ sign at the front and rear entrance of the subdivision. This does NOT cover individual residences. Homeowners will need to post aseparate sign on their private property tocomply with county requirements for proper police enforcement
  9. New Business
  10. The board discussed feedback received on the new landscaping contract service. RW HOA Board President will discuss feedback with the service provider. Residents should be advised the community could incur costs for damage to lawn care equipment if due to negligence. This may be prevented through normal debris retrieval and not leaving trash in the common areas
  11. RW HOA Board President revealed a 2018 plan for the community which details several exciting opportunities for residents to support various community projects, participate in fun events and explore lawn care and landscaping ideas
  12. Bank signature cards will be signed by the new board members with this responsibility. Board majority vote – dual signatures are required for all financial transactions
  13. RW HOA Board Secretary conveyed new business process for publishing meeting minutes. Report will be drafted, disseminated to all board members, posted to the web and FB simultaneously to promote community awareness. In the event revisions are necessary, all edits will be made and published as such.
  14. RW HOA next board meeting: Tuesday April 10th, 2018 (RW HOA Board meetings are conducted the second Tuesday of each month)
