1. Kraanspoor

Netherlands, Amsterdam

- Site development of an area on the river IJ which will soon determine the character of Amsterdam-North.

2. AkzoNobel

Netherlands, Amsterdam

Development of AkzoNobel headquarters as part of the project Beethoven with an area of about 30,000m² in Beatrix Park in the South Axis (A10) in Amsterdam. The area development Beethoven includes seven buildings with a total of about 34,000m² of office development. Besides offices there are coming about 250 homes of various sizes and price levels and 13,000m² of culture-oriented features including a public museum. St. Nicholas Lyceum realizes further her own new housing initiative in Beethoven.

Headquarters AkzoNobel will be a quality area of approximately 15,000m² of public area between the buildings with a strong green character and views to the adjacent Beatrix Park is realized. The realization of Beethoven starts in mid 2011 with the construction of the underground parking garage. The construction of the new headquarters of AkzoNobel follows in mid 2012. The delivery will take place in mid 2014. The AkzoNobel office is realized according to high sustainability standards, namely energy label A++ and Breeam NL Excellent rating with a score of 79%. The CO2 emissions are 30 percent below the standard Building Regulations.

In the process of sustainable designing flexibility, accessibility, energy and water, materialization, sustainable town planning and user information should be considered. In the building design these aspect are represented in 4 themes: 1. a healthy and comfortable building; 2. a building with little (finishing) materials and low energy demand; 3. the use of efficient systems and an efficient use of materials; 4. the use of as much sustainable (energy) sources or naturally renewable materials as possible.

Both the quantitative and the qualitative aspects were considered when putting together the variants of sustainable/cradle to cradle measures: •facades with openable windows and wood/aluminum window frames; •heat and cold storage with heat pump in combination with a HR-107 central heating system; •low temperature heating; •cooling with cold storage; •ventilation according to Building Regulations and NEN –EN 15251; •low polluting materials; •controlled ventilation rate with CO2 detection (meeting rooms); •75 or 90 % heat recovery from ventilation air; •energy efficient lighting with 5.5 W/m²; •day light switch for the lighting in offices, presence detection; •Water saving toilets and taps.

The expected energy consumption is 933,985 kWh and this is 59.1 kWh/m²GFA. There are 987,029 kWh of electricity (fossil fuel) needed or 62.5 kWh/m² GFA The PV cells as renewable energy source will produce 53,044 kWh of energy or 3.4 kWh/m² GFA. The expected water consumption will be 3,344m³ per annum and about 6 m³/person/year. There is no water accumulation and/or reuse water.
