Re: Start of major works to Queen’s Park street properties(contract T105)

I am pleased to let you know that we have now appointed Axis Europe as our contractor to carry out the external major works to properties in Queen’s Park. Axis will start work to the first batch of properties from November.

What kind of work will be carried out?

As all street properties are different, the exact scope of work will differ slightly depending on the needs of your home. In general however, the work will include:

  • Brickwork repairs
  • Roof repair / renewal
  • Renewal and cleaning of the rainwater goods
  • Decorations to metal rainwater goods and masonry
  • Window repairs
  • Repairs to defective fences and gates to front boundaries where applicable.
  • Internal communal area decorations where applicable
  • Renewal of tenanted flat entrance doors
  • Ventilation works to kitchen and bathroom (tenant properties only)

How will the works affect me?

Axis will be setting up their site office in the car park area on Maple Walk, just off Sixth Avenue, from 20 November 2017. Work to the first batch of properties will start shortly after this.

The contractor will be on site for a period of 52 weeks, and will carry out work to over 70 properties in the area. Work to each individual property is expected to take around four - six weeks to complete. Axis will write to all residents directly giving at least two weeks’ notice of the date they would like to put scaffolding up. Access will be required through the ground floor of each property on the first day of scaffolding.

Invitation to our ‘meet the contractor’ meeting

We would like to invite you to a meeting with the project team and contractor’s site team to find out more details about the works and how they will affect you.

Our project team which includes Mick Delany, Project Manager, Vicky Simpson, resident communications, and representatives from Axis, will be there to answer any questions you have. Axis will go through their proposed programme at this meeting to give you an idea of when they aim to start work to each property.

The meeting will take place on Monday 13 November, 6pmat the St Jude’s Community Hall, 69 Ilbert Street, London, W10 4QL.

What do I need to do if I cannot attend the meeting?

Axis will write to all residents directly in the coming weeks with all the key information you will need to know about the works. Please look out for this letter from them.

Update on scope of works

Following the tender process and consultation with leaseholders, we have reviewed the planned scope of works. Unfortunately the cost to install cast iron gates and railings in line with conservation area guidelines was much higher than expected.

In light of this, we have now agreed the following approach to front boundaries, railings and gates:

  • Boundary walls and fences: Repairs and redecorations. If beyond repair, the defective sections will be replaced in a design and material to match existing. No boundary installations will take place where they do not exist.
  • Gates: Repairs and redecorations.If beyond repair, the defective sections will be replaced in a design and material to match existing. No gate installations will take place where they do not exist.
  • Window cill guards: Repairs to existing.If beyond repair, defective sections will be replaced. No installations will take place where they do not exist.

All other repairs to the main part of the building will be carried out as required.
