Re: Planned refurbishment works (contract S161)

Ø  Aquila Street, Bartonway, Crowland, Dale, Densham, Evesham, Newcourt Street, Park Mansions, Pembroke Terrace, Waltham and Whitby House.

We are pleased to let you know that the planned refurbishment works are due to start in March. The site set up will start during the week beginning Monday 16 March.

What kind of work will be carried out?

The work includes:

·  Window repairs and overhaul, and replacement of the single glazed crittall casement windows.

·  Replacement of flat roofs and pitched roof repairs.

·  Repair of the external and internal communal areas.

·  External and internal communal decorations.

·  Repair of asphalt up-stands, communal walkways and balconies.

·  Carry out brick, concrete and pointing repairs in isolated areas.

·  Installation and upgrade of door entry systems.

·  Repair and resurfacing of paved paths and car park areas.

·  Replacement of communal lighting.

·  Replacement communal floor coverings.

·  Repair and clearance of rain water goods and drains.

·  Installation of fire doors in tenanted flats, installation of emergency lighting in communal stairwells and corridors, and replacement fire signage.

The programme of works to the 11 blocks will be completed by December 2015.

How will the works affect me?

In order to carry out these works Keepmoat will be setting up storage and welfare facilities in the following locations –

Back of Whitby House (facing Evesham) / Site office and welfare facilities
Back of Pembroke Terrace / Storage cabins (2 x 12 metres)
Welfare cabin (1 x 6 metres)
Aquila Street – between block 18-22 and 23-28
Aquila Street – back of block 18-22 / Storage cabins (2 x 6 metres)

Densham House – left end of the block / Storage cabin and welfare cabin

These facilities will all be securely fenced off, sign posted, and kept clean and tidy.

What do I need to do before work starts?

Please find below details of the programme and scaffolding installation dates.

The scaffolding will be alarmed from 5pm to 8am during the week and over the weekend. The scaffolding will not be accessible from the ground floor. We will also notify police that there is scaffolding in place.

We recommend that you:

• Inform your contents insurance company of the scaffold outside your home.

• Make sure all windows are fully secured before you go out.

• Advise members of your family, particularly children, of the dangers involved if they climb onto the scaffold.

• Contact your local police to report anyone on the scaffolding after 5pm (call 101 – non-emergency).

Meet the contractor drop-in

We are holding a meet the contractor drop-in on Monday 30 March from 5pm to 7pm in Barrow hill village club. This will be an opportunity to meet the contractor and ask any questions about the programme and access arrangements.
