QUITCLAIM DEED AND RELEASE
THIS QUITCLAIM DEED AND RELEASE, made the ____ day of ______, 20___, by and between ______as party of the first part, hereinafter “Grantor”, and ______, as party of the second part, hereinafter called “Grantee”

WITNESSETH:

The purpose of the Quitclaim Deed is to release the above described property from any and all rights and interests of the Grantor in and to said property, including that certain Deed to Secure Debt, Security Agreement, and Assignment of Leases and Rents (the “Debt Deed”) from ______to ______dated ______, 20___, as recorded in Deed Book ______in ______County, ______(state) records.
IT IS EXPRESSLY UNDERSTOOD that this release shall not affect or impair the security of said Debt Deed upon any portion of the property therein except the premises hereinabove particularly described.
TO HAVE AND TO HOLD said described Property to the said Grantee, so that neither the said Grantor, nor any other person or persons claiming by, under or through Grantor shall at any time, or by any means or ways, have claim or demand any right, title or interest to the aforesaid described Property or appurtenances, or any rights thereof.
