QUALIFYING CRITERIA

  1. All applicants must be 18 years of age or over.
  2. Income must be 3 times the monthly rent to pre-qualify. (Verifiable employment of at least one year, full time)
  3. Must have clean, established credit history. No bankruptcies, unless it has been discharged for 1 year, and a new, clean credit history has been re-established and unpaid utility debt must be satisfied in full and may not have any suits pending or not remedied.
  4. Criminal history background check- application may be denied if a criminal conviction appears on the credit report, which includes a felony or gross misdemeanor. In addition, any applicant currently under indictment or with charges pending for any criminal offense (except minor traffic violations) will not be approved until proof is furnished that said indictments and/or charges are dropped
  5. Must have at least one year verifiable positive rental and /or mortgage history.

If applicant has an eviction, foreclosure, judgments, or owes monies to a landlord, the application will be automatically denied.

  1. Co-Signer:Should you require a co-signer the applicant must qualify with criteria listed above with income being 5 times the rent for both locations.
  2. Criminal Records (Felony / Misdemeanor): In consideration of an application for an apartment, the policies described below must be followed by all Town Management properties.
  3. Felony: If applicant, co-applicant or any proposed occupants have a felony criminal record the application is automatically DENIED.
  4. Misdemeanor: If applicant, co-applicant or any proposed occupants have a serious and/or drug-related misdemeanor record matched in the last 10 years, the application is automatically DENIED.
  5. VCAP (violent crime against person): If applicant, co-applicant or any proposed occupants have a VCAP record matched in the last 10 years and whose degree is a Misdemeanor, the application is automatically DENIED.
  6. A drug-free housing addendum must be signed with the execution or renewal of a Lease Agreement of the dwelling unit identified in the Lease.

WHEN RETURNING AN APPLICATION, WE WILL NEED THE FOLLOWING:

* $50.00 application fee (non-refundable) per applicant or $50.00 married couples and $100.00 deposit to hold specific unit up to 30 days from the date of application. $100.00security deposit fee is (non-refundable unless application is cancelled within 72 hour of putting your money down.). Please pay these amounts by personal check, money order or cashier check. NO cash or credit cards are accepted.

* Two (3) most recent paystubs or the last two (3) bank statements with direct deposit information, an offer letter on company letterhead if you have just started with the company, or W-2 tax records if you are self-employed.

* Valid driver’s license or state identification, birth certificate or passport, or proof of U.S. citizenship through green card or visa.

* Social security card or individual tax identification number (ITIN). If you do not have a social security number or ITIN then you must provide a co-signer (who is a relative) which qualifies in all the residential criteria and has a social security number.

* Occupancy policy: Maximum number for a 1 bedroom is 3 persons

Maximum number for a 2 bedroom is 5 persons

After verification, which includes credit report, criminal record search, employment/income history, and rental/mortgage history, we will contact you to confirm your approval or denial.
