BUILDING MAINTENANCE LEVEL 1 WORK INSTRUCTIONS

1.  Lockout-Tag Out: A Level 1 employee must be trained in the general application of Lock-out / Tag-out procedures. If a mechanical or electrical malfunction occurs, the machine must be shut down and supervisor notified. If lock-out is required it must be performed by an employee trained to the “Authorized” level in Lock-out / Tag-out. Only the person who placed the locks and/or tag on the machine may remove it.

2.  Safety: The use of safety glasses and hearing protection is mandatory. The Employee must be compliant whenever any P.P.E. is required. (Personal Protective Equipment) The employee must demonstrate safe operating practices when operating any equipment. Including but not limited to the following:

3.  Floor scrubbers: Instruct employee how to operate the floor scrubbers, how to check the batteries for water level, how to charge the batteries and how to change brushes and squeegees.

4.  Use of pallet jack, drum dolly and other wheeled carts or containers: Demonstrate correct use of pallet jack and how to control the load when moving.

5.  Compressed air blow guns: Always direct air steam away from your body and away from any one else in the vicinity. Never use an air gun to blow off your body or clothes. Demonstrate how to uses quick connect fittings and identify the location of shut-off valves if applicable.

6.  Pumps - Make sure hoses are securely fastened to the pump and that electrical cords and plugs are fully intact, securely fastened and in the case of submersible pumps – sealed liquid tight.

7.  General safety awareness: Demonstrate good safety practices and awareness during the course of a day’s activities. Such as:

a.  not stand under or walk under a load suspended by a hoist or crane.

b.  Spills and leaks –clean up spills immediately.

c.  Be aware of open dock doors (fall hazard).

d.  Roll Doors must be closed when not actively in use. Be aware of operators stocking machines. Watch for moving vehicles – fork lifts, etc, and never placing body between a vehicle and another object.

e.  Check for loose or faulty wiring or damage electrical plugs and outlets.

f.  Watch for proper labeling of containers used in the performance of your job. (Soap drums, cleaning products, spray bottles, etc.) Notify supervisor if you find violations.

g.  Use cleaning products according to the manufacturer’s instructions. Do not mix cleaning chemicals.

8.  Environmental: It’s important all employees understand the environmental impact that could arise if they fail to follow procedures. For example: Floor scrubber water and mop water must not be dumped down the sewer. It must be sent through our waste water evaporator system so that metals and oils are removed before disposal. Discharge of materials (solids or liquids) into the environment is prohibited. All waste products must be disposed of properly.

9.  Work instructions: To be considered “Qualified” in Level 1 Maintenance the employee must regularly demonstrate the ability to meet workmanship and productivity expectations set forth by the trainer and his supervisor.

a.  Break room: (DAILY - once in morning and again in afternoon)

i.  Replenish all supplies - paper, soap, roll towels, ear plugs.

ii. Empty trash cans (Do not leave wet garbage over night or over weekends or holidays)

iii.  Clean tables and counter tops

iv.  Clean sink and back splash.

v. Clean coffee maker and straighten up coffee supplies.

vi.  Wipe vending machines, micro wave ovens (in and out) and refrigerators with spray-9 or Windex.

vii.  Vacuum rugs in hall way

viii.  Sweep and mop floors - Move trash cans, chairs, etc and clean along walls, under tables etc - not just middle of floor

b.  Break room: (Weekly )

i.  Clean out refrigerator. (Place sign on fridge on Wednesday – clean on Thursday)

ii. Wash out trash cans

iii.  Wash windows

iv.  Wash walls and door ways

v. Uniform delivery day - place new rugs in hallway

c.  Locker room (DAILY - once in morning, check again in afternoon -touch up as needed)

i.  Replenish all supplies - paper, soap, roll towels, ear plugs.

ii. Empty trash cans and rag bins.

iii.  Clean and sanitize toilets and urinals - all surfaces - inside and out. Wash tile walls by urinals and tile walls inside toilet stalls.

iv.  Clean and sanitize sinks - all surfaces - inside and out.

v. Clean backsplash behind sink and tile walls near the sink and below roll-towel dispensers, wash mirror.

vi.  Clean and sanitize shower walls, floor and curb leading into shower using N.A.B.C. - discard anything left on shower floor (soap, wrappers, shampoo bottles, liquid soap bottles, etc) The shower must be completely clear of all debris - metal chips must be swept up and removed before cleaning shower - avoid washing chips down drain. If bottles of shampoo are left in shower - place on steel shelf.

vii.  Vacuum rugs.

viii.  Sweep and mop floors - Move trash cans, rag bins , etc and clean along walls, under urinals, alongside and behind toilets, etc - not just middle of floor

ix.  Sweep and mop stairs leading from shop to locker room / engineering - discard office trash from top landing

d.  Locker room (Weekly)

i.  Use ZEP tile-cleaner to remove soap scum from shower walls and floor. When dry, reseal grout with spray sealer (Tile cleaner strips the sealer which must be re-applied or grout will degrade and tile damage will occur.) Do not apply sealer to wet shower - try cleaning on Thursday and apply sealer Monday morning. PPE required: rubber gloves, dust mask and splash proof goggles.

ii. Wipe down lockers and storage cabinets, rag bins, earplug dispenser etc, (Any misc surfaces that need it)

iii.  Clean Air vents on wall and ceiling. Clean ceiling light panels as needed.

iv.  Wash inside and outside surfaces of toilet stalls.

v. Uniform delivery day - place new rugs on floor after mopping.

e.  Rest rooms – shop - (Daily – minimum twice a day - last time must be near end of shift).

i.  Replenish all supplies - paper, soap, roll towels, urinal screens & cakes.

ii. Empty trash cans and rag bins

iii.  Clean and sanitize toilets and urinals - all surfaces - inside and out.

iv.  Wash tile walls by sink and urinals and tile walls inside toilet stalls.

v. Clean and sanitize sinks - all surfaces - inside and out.

vi.  Clean backsplash behind sink and tile walls near the sink and below roll-towel dispensers, wash mirror.

vii.  Sweep and mop floors - Move trash cans, etc and clean along walls, under urinals, alongside and behind toilets, etc - not just middle of floor

f.  Restrooms – Offices (3) (Daily)

i.  Replenish paper supplies and roll towels and empty trash. (Cleaning is done after hours by other personnel)

g.  Conference room - (Daily).

i.  Vacuum carpet

ii. Wash conference table and straighten chairs

iii.  Clean Restroom (Wash toilet, sink, mirror and floor - empty trash)

iv.  Replenish paper supplies, soap and towels in restroom

h.  Lobby – (Daily unless noted otherwise)

i.  If needed - Vacuum carpet and stairs around mid-day to clean up metal chips.

ii. Wash hand prints from door leading into shop.

iii.  Wash large windows in Lobby (Monthly)

i.  Trash disposal – (Daily)

i.  Using cart, collect all trash from Shop and discard in dumpster.

ii. Check top of stairs by Engineering in morning discard office trash from night before.

iii.  Dispose of trash and cigarette butts from outside: Gazebo, shipping exit door, picnic table area by Brass Prab room.

j.  Shop Rag Collection - (Weekly – morning of scheduled laundry service)

i.  Using a Laundry bag supplied by the laundry service, collect all soiled shop rags from containers in the shop and support areas. Place bags in Locker room near the entrance.

ii. Inspect the condition of the Red rag bins and report any damaged bins to the facility mgr using the Safety Repair Request Form.

k.  Trash disposal – (Weekly)

i.  Cut up stock crates and damaged pallets in back lot and place in dumpster on Wednesday afternoon (trash pick-up is Thursday A.M.)

ii. Cut plastic soap drums in half and discard in dumpster.

iii.  Walk around entire perimeter of building and pick up any trash. Look for anything not “normal” and report to supervisor.

l.  Shop Floors. (4x Daily)

i.  Move trash cans, rag bins, tool boxes from immediate work area and sweep. (Size each work area so you can finish it within about 30 - 45 minutes)

ii. Mop and squeegee areas that floor scrubber can't reach.

iii.  Run floor scrubber in aisles and between machines.

iv.  Clean floor scrubber - in and out - after use and clean up mop dump station - discard of debris collected when dumping floor scrubber.

v. Move to a new work area and repeat previous steps until entire shop floor has been cleaned.

vi.  Re-scrub main aisles as needed during the shift.

vii.  Floor scrubbers must be cleaned out and wiped down at end of shift.

m.  Floors – Support areas (weekly unless noted otherwise)

i.  Repair, setup room and tool room – Pick 1 day each week & give at least 1 hours notice before you come through with the scrubber to give them time to sweep.

ii. Inspection room – Daily – Coordinate with inspectors for best time to come through with scrubber.

iii.  Shipping – (weekly) coordinate with Shipping Department for best day and time to come through with scrubber.

n.  Waste water dump-station and settling tank. (Daily unless noted otherwise)

i.  Waste Water - Empty floor scrubbers and mop buckets into the yellow dump station. Scrape debris from filter screen.

ii. Clean filter screen on large rectangular settling tank in Brass Prab room – must be checked several times during shift to prevent spills due to clogged screen. .

iii.  Clean out Dump Station - Once a month – Remove lid on dump station and completely empty solid waste. Rinse off screens and clean exterior of dump station tank

iv.  Clean out settling tank in Brass Prab room - Once a month – remove lid on settling tank and completely empty solid waste. Rinse off screens and clean exterior tank

o.  Seasonal – snow and ice clean-up (daily – as needed based on conditions)

i.  Clear snow from employee entrance, office entrance and shipping door. Apply Ice-melt salt as necessary to prevent excessive slippery conditions.
