Property Manager Report for December2012
Another Year:
As LMG completes its sixth year as Property Manager for the Lakehomes, we want to again thank all of you for your support and wish you all a happy and prosperous New Year.
Boardwalks & Stairs:
The J & R Sunberg building #4 stair and upper walkway project has been completed. The quality of the finished work is excellent and the new stairs are a very positive improvement.
This project did run late in completion by more than a month, impacting scheduling of open units and the general appearance of the property more than should have been necessary. If Sunberg is selected for future work, by the Board, we would suggest that some type of time restriction clause be added to the contract that would encourage them to be more conscientious of these issues.
The lighting installation on the upper walks has been completed by LMG. The stair way lights are still in the process of being done. The artic temperatures have complicated the completion of this work. The holiday seasons made Christmas lights available and look appropriate as substitute lighting for this area in the meantime.
Doors:
The gate house exterior doors and storms have been completely installed
Winterization:
Cold weather checks of systems are on-going. With minimal snow coverage for this time of year, the possibility of “freeze-ups” is increased. We have seen at least some occupancy in most of the buildings, most of the time, helping to minimize this danger. Please be advised that we do enter vacant units to run some water through the systems.
Reimbursements:
LMG has submitted receipts for reimbursement for the month of December.
On a Personal Note:
LMG wishes to thank Ron Whitcomb for his years of service to the Association. Besides being a huge asset to the Board, his effective management of Association finances made our task of moving improvement projects forward far easier than it might have been. His efforts helped solidly position the Association for the future. We, along with all of you, will miss him.
