Presentation details from Monthly ELA meeting on 8th January 2015

Landlords - We are all faced with many new challenges which bring further costs, risks and threats to our businesses.

For example the following has been introduced or considered recently:Selective Licensing, Universal credit, Immigration bill, Anti-social behaviour, Electrical Safety Certificates, Bi-Annual Water Tests for Legionella, Carbon Monoxide monitors, DBS checks for Landlords, EPC minimum standard for PRS, Revenge Evictions, More stringent BTL lending criteria, Standard length of Tenancy increase, Rent controls

A recent AXA study in August 2014 reported that:

60% of tenants admit to breaking the terms of their rental agreement

33% had broken the law in relation to their rental

26% of tenants pay their rent late (2,158,000 tenants nationwide).

15% have received complaints from neighbours for excessive noise

It seems like all Landlords are being targeted every way we turn.

All the above will cost Landlords further money. One of the biggest threats and cost to our businesses is licensing –this is due to the high costs, additional administration and regulation which would be imposed upon us. The negative knock-on effect and its cost must also not be forgotten and has to be added to this sum too.

What do Local Authorities wantLandlords to prove?

  • ALL Rental Property is SAFE – LEGAL and SECURE
  • A Reduction in anti-social behaviour (e.g. have a good tenant!)
  • Decent housing conditions (e.g. No Damp)
  • Good tenancy and property management (You look after your tenant and your property)

Consider-Rate can provide you with the mechanics, statistics and measures to achieve this and prove this.

If every ELA Landlord just put one property on Consider-Rate, then this support from all the ELA Landlords would speak volumes to the Council. This would make them stop and listen to our concerns about how to solve the issues above. This could avoid having to deal with all these negative knee jerk legislations like a possible revenge eviction bill.

Consider-Ratecan STOP LICENSINGif we get good take up from Landlords in any given area. It will make it difficult for any Local authority to introduce Licensing based on the requirements of The Housing Act 2004 section 79, 80 and 81 against what Consider-Rate will be able to deliver and prove. Especially as we can show we have the support of all ELA Landlords.

Consider-Rate and The Eastern Landlords Association will then be able to work with Norwich City Council and other Local Authorities on your behalf to develop and improve the PRS across the whole East Anglia Area without the threat of Licensing.

All this can be achieved if every Landlord signs JUST one property up each. It only costs a small monthly fee of

£13.50 (+VAT) for each property* and it will have an amazing impact in protecting all Consider-Rate Landlord members.

*There is a different pricing structure for HMO’s and central London.
