TITLE:Specialty Leasing Representative

REPORTS TO:Regional Specialty Leasing Director

JOB SUMMARY:

The Specialty Leasing Representative is responsible for creating income and value thru the leasing of RMU’s (carts), Kiosks, In-line stores and non-traditional uses. The individual is responsible for canvassing to identify and negotiate new opportunities that generate leasing activity to meet (and exceed) income objectives.

Additionally, the Specialty Leasing Representative oversees the day to day operations of their program(s) thru managing the income, expenses, A/R, merchandising, as well as maintaining effective relationships with the Specialty Leasing merchants and the Mall team(s).

The Specialty Leasing Rep will:

  • Be responsible for leasing Specialty Retail programs and offering unique product lines in order to expand the merchandise mix and visual consistency to common area retailers.
  • Be the liaison with shopping center managers for Specialty Leasing to monitor merchandising preparation, employee performance and overall operation in order to constantly upgrade professionalism of Specialty Leasing merchants.
  • Coordinate with managers on operational items as they relate to Specialty Leasing such as ensuring the amenities of the program are professional and in accordance with rules and regulations.
  • Communicate with Regional Specialty Leasing Director; inform of new deals, problems, delinquencies, sales, revenues, etc.
  • Ensure adherence to guidelines and procedures for Specialty Retailing program and enforce all clauses of the Specialty Leasing License Agreement.
  • Procure, screen and select specialty retailers.
  • Build and maintain a prospect list by canvassing the market for new merchants, concepts and merchants interested in expanding into PREIT Shopping Centers.
  • Communicate tactfully, skillfully, and persuasively to negotiate short-term License Agreements for retailers, including carts, kiosks and in-line stores on favorable terms to the company.
  • Provide suggestions and assists merchants with visual merchandising plans to ensure mall standards and criteria are met.
  • Work in conjunction with shopping center managers to ensure that budgets as well as goals for “additional income” and minimum rent projects are achieved.
  • Work with Marketing Department to coordinate use of common area.
  • Ensure all receivables, insurance requirements, and sales reports for each shopping center are current.
  • Negotiate Specialty Leasing License Agreements on an ongoing basis to obtain pertinent information for license execution.

Qualified Applicants will have:

  • Bachelor's Degree in Marketing, Business Administration or Communications.
  • Minimum of two years in shopping center industry.
  • Combination of equivalent education and experience necessary to effectively perform the responsibilities of the position.
  • Additional coursework and/or participation in activities and programs of the International Council of Shopping Centers.
  • Ability to communicate effectively, both orally and in writing, with all levels of management, staff, outside legal counsel, bankers, merchants, etc.
  • Effective interpersonal skills
