Thank you for the additional information concerning the above application.

We have checked this proposal against the Regional Historic Environment Record, which currently stands at over 50,000 sites of archaeological and historical interest. These records have been formally adopted by resolution of your Authority for the purposes of the Town & Country Planning (General Permitted Development) Order 1995.

We note the submitted historic environment appraisal which indicates that there is high potential for archaeological deposits to exist within the development area. Therefore, any remains surviving as buried archaeological features will clearly be adversely affected by the proposed development, should consent be forthcoming.

Consequently in terms of this development, we cannot guarantee that buried archaeology does not extend into the development area and will therefore be damaged or destroyed.

In order to protect these potential archaeological interests, we recommend that should consent be given, an archaeological watching brief condition be attached to the above application. This would in particular relate to any associated ground works potentially subject to planning consent. This will allow an archaeologist to monitor the work and assess the need to make a record of features of archaeological importance prior to their removal. This recommendation is based on the information provided and is in line with Welsh Office Circular 60/96 – Planning and the Historic Environment: Archaeology, paragraph 22. The wording of this condition should read:

The developer shall ensure that a suitably qualified archaeologist is present during the undertaking of any ground works in the development area, so that an archaeological watching brief can be conducted. The archaeological watching brief will be undertaken to the standards laid down by the Chartered Institute for Archaeologists. The Local Planning Authority will be informed in writing, at least two weeks prior to the commencement of the development, of the name of the said archaeologist.
