zoning classification.

2. EXISTING SITE CONDITIONS – A description of the existing topography, vegetation, and drainage.

3. ADJACENT AREAS – A description of neighboring areas such as streams, lakes, residential areas, and roads.

4. MAINTENANCE STATEMENT – “All erosion and sediment control measures will be inspected daily and any

deficiencies noted will be corrected by the end of each day. Additional erosion control measures will be installed if

deemed necessary by on-site inspection”.

5. DETAIL DRAWING FOR ALL STRUCTURAL PRACTICES – Specifications must meet standards set forth

by the Manual for Erosion and Sediment Control in Georgia and the minimum requirements of Section 8.12.050 of

the Hall County Soil Erosion and Sedimentation Control Resolution (Revised 2001).

6. NOTES – The following notes must be stated on the plans:

a. “NO cut or fill slopes steeper than 2:1 are allowed”.

b. “All fill slopes will have silt fence at the toe of slope”.

9. INDICATE NORTH – The direction of north in relation to the site shown on the plan. Indicate north being

magnetic, true, or grid.

10. LIMITS OF CLEARING AND GRUBBING OR LIMITS OF CONSTRUCTION – Area that will be cleared

and graded shall be outlined on the plan including the amount of acres disturbed.

11. DISPOSAL AREAS – Location of stumps and debris to be deposited on-site shall be shown on the plan. If debris

is to be deposited off-site, indicate so. Also, indicate off-site location.

12. LOCATION OF PRACTICES – The location of the erosion and sediment control and storm water management

practices used on the site shall be shown on the plan using uniform coding symbols.

13. CERTIFICATION – The plans shall contain the signed stamp of a registered or certified professional in

engineering, architecture, landscape architecture, land surveying, or erosion and sediment control.

14. SURVEY INFORMATION – Boundary survey including all easements.

15. VICINITY MAP – A small sketch including north arrow locating the site in relation to the surrounding areas.

16. CLARITY – The plans shall be legible. The site plan and narrative work shall not be freehand.

17. BUFFER – Delineate A 25-50 foot undisturbed vegetative buffer adjacent to state waters. NOTE: The size of this

buffer shall be determined by the type of stream.

18. CERTIFICATION – The plans shall contain the signed stamp of a registered or certified professional in

engineering, architecture, landscape architecture, land surveying, or erosion and sediment control.

19. TAX IDENTIFICATION - The plan shall state the parcel’s Tax ID number.

20. D.O.T. PERMIT – A copy of the actual orange D.O.T. permit will be required.

and zoning classification. Show the amount of grading involved in both area and volume (include cut

and fill calculations).

2. EXISTING SITE CONDITIONS – A description of the existing topography, vegetation, and drainage.

3. ADJACENT AREAS – A description of neighboring areas such as streams, lakes, residential areas,

roads, etc., which might be affected by the land disturbance.

4. SOILS – A brief description of the soils on the site giving such information as soil names, mapping unit,

erodibility, permeability, depth, texture, and soil structure. Indicate how soils information was obtained.

5. CRITICAL AREAS – Provide a description of areas on the site which have potentially serious erosion

problems including, but not limited to, certain cut slopes and fills greater than 5 feet in height.

6. CONSTRUCTION SCHEDULE – A graphical or narrative description of how construction phases

will be timed. Maintenance of Erosion and Sediment controls must be maintained daily during entire

duration of construction.

7. EROSION AND SEDIMENT CONTROL MEASURES – A description of the methods which will be

used to control erosion and sedimentation on the site.

8. DISTURBED AREAS STABILIZATION – A brief description, including specifications, of how the

site will be stabilized during construction and after construction is completed.

9. CALCULATIONS – Any calculations made for the design of such items as sediment basins, diversions,

waterways, retrofits, and all Best Management Practices. Calculations must meet standards set forth by

the Manual for Erosion and Sediment Control in Georgia, current edition or other local handbooks.

15. SURVEY INFORMATION – Boundary survey including all easements and names of adjacent property

owners.

16. EXISTING CONTOURS – The existing contours of the site with a minimum contour interval of five

feet should be shown on the plan. Indicate how contours were developed (i.e. field run survey, aerial

survey, U.S.G.S. Map interpolation, etc.).

17. FINAL CONTOURS – Changes to the existing contours shown on plan if applicable. Benches shown

on fill slopes in excess of 20 vertical feet.

18. EXISTING VEGETATION – The existing tree lines, grassy areas or unique vegetation should be

shown on the plan.

19. SOIL – The boundaries of the different soil types shown on the plan.

20. INDICATE NORTH – The direction of north in relation to the site shown on the plan (indicate

magnetic, true, or grid).

21. EXISTING DRAINAGE PATTERNS – The dividing lines and the direction of flow for the different

drainage areas should be shown on the plan.

22. LIMITS OF CLEARING AND GRADING – Areas which are to be cleared and graded should be

outlined on the plan including the amount of acres disturbed.

23. DISPOSAL AREAS – Location of stumps and debris to be deposited on-site should be shown on the

plan. If debris is to be disposed of off-site, indicate so. Indicate off-site location.

24. LOCATION OF PRACTICES – The location of the erosion and sediment control and stormwater

management practices used on the site should be shown on the plan using uniform coding symbols.

25. FLOOD HAZARD AREA – Delineate if present, along with FIRM panel number and current date.

26. CERTIFICATION – The plans should include the signed stamp of a registered or certified professional

in engineering, architecture, landscape architecture, land surveying, or erosion and sediment control.

27. TAX IDENTIFICATION - The plan should contain the tax identification number.

28. STAGING – Provide staging plan for land disturbances greater than 20 acres

STORMWATER MANAGEMENT

29. STORMWATER MANAGEMENT REPORT- All projects submitted for review shall be

accompanied by a stormwater management report. The report shall contain the following at a minimum:

a. Pre-developed and Post Developed Drainage Maps showing drainage areas, Time of

Concentration (Tc) Calculations based on travel length, elevation, and Mannings “n”, and a

point of study.

b. Run-off coefficients based on Hall County Storm Water Manual.

c. Inflow hydrographs with peak flows for the 2, 10, 25, and 100 year storms

d. Stage/Storage/Discharge table for all proposed detention ponds

e. Outlet Control structure (O.C.S.) details and calculations including those for the emergency

spillway.

f. Hydrological routing for the 2, 10, 25, and 100 year storms routed through the proposed

stormwater management facility.

g. Water Quality Performance review tool demonstration compliance with TSS specified TSS

loading for the entire site.

h. The stormwater management report should bear the original seal and signature(s) of the

Registered Professional Engineer who prepared the report.

i. Provide an original signed Acknowledgement of Watershed Ordinance.

30. STORM WATER MANAGEMENT SITE PLAN DATA

a. Provide a 20’ drainage easement, from the 100 year storm routed elevation and shall grant

Hall County permission to enter upon subject property.

b. Provide minimum 5’ high chain link fencing with warning signs and a 14’ gate.

c. Provide a silt gauge and concrete survey marker.

d. Provide water quality BMPS, if applicable.

e. Provide details for silt gauge, concrete survey marker, O.C.S., fence, fence gate, warning

signs, and water quality BMP’s.

MISC.

31. NPDES PERMIT – NOI required for disturbed areas greater than 5 acres. Provide copy of NOI and

EPD required postage.

32. D.O.T. PERMIT – Approval required prior to issuance of a development permit. A copy of the orange

permit will be required.
