The formation of Phillips Edison-ARC Shopping Center REIT Inc., a public non-traded real estate investment trust (REIT), has created significant opportunities for additional growth. Phillips Edison acquires, leases and manages the REIT’s portfolio of grocery-anchored shopping centers. Phillips Edison is seeking an experienced real estate operations professional to assist theREIT Sr. Director ofOperations in the day-to-day activities of assets currently owned by theREIT and facilitate the acquisition process of assets in the NTR pipeline. Key responsibilities include:

·  Communicate with and manage internal functions that support the NTR including accounting, finance, legal, property management, research, lease administration, due diligence, construction and marketing

·  Review budgets and reports generated by Finance and Accounting to monitor the progress of the portfolio and use this information to manage and maximize results

·  Perform post-acquisition functions to execute and monitor business plans for each asset

·  Work with the Property Management team to identify potential areas of cost reductions and optimize the effectiveness of capital expenditures

·  Push our Real Estate Tax Appeal process on any existing tax appeals

·  Monitor leasing progress and identify areas where we can deliver superior results

·  Work with the due diligence team duringthe acquisition process

·  Monitor and expedite the implementation of new assets acquired by the NTR into the PECO infrastructure.

REQUIREMENTS

Bachelor’s Degree required, MBA preferred

7+ years of commerical real estate experience required, preferably in operations, leasing, finance, or combination thereof

Demonstrated ability to multi-task and handle multiple priorities, while managing to established and aggressive deadlines

Initiating and responding to change; demonstrated ability to identify, develop, and implement process/system improvements

High sense of urgency and ability to work independently with a focus towards achieving milestones and goals of the NTR

PC proficient (Microsoft Office with advanced Excel capabilities required)

Well-developed communication skills

Ability to travel approximately 35% of the time
