Following the abolishment of HIPs on 20 May 2010, this Authority has taken the decision to carry on with the present arrangements in place whereby we operate a One Stop Shop through Local Land Charges for all the information required to complete the Con29. All our fees have been set on a cost recovery basis in line with the current legislation.

There is no denial of access to the required information at this Authority as it is easily obtainable from Local Land Charges. Individual Departments are unable to respond to personal callers with requests for non-statutory information due to resources in place at the present time. Operating a One Stop Shop is the most cost effective way of collecting the data due to the various ways in which our data is held throughout the Authority and its varied locations and the fact that a system is already in place to be able to answer all the questions contained within the Con29. Our current turnaround time for this information is 3-5 working days.

To speed up the search process we have introduced an ESearch which can be downloaded for completion and returned to us by email or post. Payment can be made by cheque (please note we do not accept personal cheques unless accompanied by a debit card) or by telephone using a debit /credit card on 01302 734638/737293

Personal Search of the Local Land Charges Register

A personal search is a search of the Local Land Charge Register only and does not include any other statutory register.

Under Rule 7 of The Local Land Charges Rules 1977, Conditional Planning Permission information can be obtained from the Planning Public Register.

Personal Search Agents should be competent to carry out an inspection of the Land Charges Register without assistance from the Land Charges Staff. If an Agent is attending for the first time then staff will demonstrate how to access information from the computerised system together with information held in manual form.

Personal Search Agents may not undertake training of their staff at the Local Authority’s office. Please note only one Agent may be present at any one time in the Land Charges Office.

The copying of Land Charges Register information by any electronic means is strictly prohibited

The Land Charges Register is held at Floor 2 Civic Office Waterdale, Doncaster, DN1 3BU on a computerised system.

Inspection of the Land Charges Register is free of charge.

The Local Land Charges office is open as follows:

Monday, Tuesday, Thursday, Friday: 9 am- 12 noon

Monday Tuesday and Thursday afternoon: 2 pm – 3pm

The office will continue to offer a first come-first served system. It has found through experience and practice of different opening hours and appointment systems that this practice works well for the benefit of all personal search companies.

Each personal search applicant will have a time limit of 30 minutes during which time they can carry out an unlimited number of searches. There will be no restrictions on an applicant from re-joining the first come-first served system the same day for further applications, but you will appreciate that whether they are able to carry out further searches will depend on the demand for searches on any one particular day. The office will close promptly at noon and 3pm.

We will, as always, continue to review our opening hours and the operation of the revised arrangements on the number of searches to see how they are working but we are satisfied that they will address the increased demand, at the same time as meeting the guidance of the Information Commissioner on property search enquiries.

To carry out a Personal Search you will need to have a full postal address together with a grid reference to enable the Land Charges staff to retrieve the relevant map for you to carry out your search yourself. The only assistance provided will be to retrieve the Ordnance Survey Map together with any other relevant manual records requested by yourself.

Official Local Authority Searches

Local Land Charges Register – (LLC1 Only)

An LLC1 search covers all information held on the Local Land Charges Register and can be purchased for £27.00. The fee has been calculated according to Government legislation and you can apply by submitting the relevant forms to us by post or by using our eSearch. An LLC1 can also be obtained via one of the National Land Information Service (NLIS) channels.

Con29 – (Including all Public Register Information)

A full Con29 report can be purchased for £50.70 The fee has been calculated according to Government legislation and you can apply by submitting the relevant forms to us by post or by using our eSearch. A full Con29 can also be obtained via one of the National Land Information Service (NLIS) channels

Con29 – (Excluding Public Register Information)

A part Con29 report can be purchased on an individual question basis. Please refer to our Schedule of Search Fees. The fees have been calculated according to Government legislation and you can apply by submitting the relevant forms to us by post or using our eSearch.

Con29O - (Optional Enquiries Q5 –Q22)

Optional Enquiries (Con29O) questions 5-22 can be purchased for £6.00 per question.

Additional Parcels

One search requisition may cover more than one parcel when it is required for the purposes of a single transaction and the several parcels have a common boundary or are separated only by a road, railway, river, stream or canal. “Parcel” of land in this context means a piece of land in separate occupation or separately rated at the time of the requisition for search. Q3.3 a–c Drainage Matters - As Schedule 3 of the Flood and Water Management Act 2010 has not been brought into force, the Council is not required to keep any records regarding sustainable drainage systems, maintenance responsibilities or surface water drainage charges for any individual properties.

Schedule 3 of the Flood and Water Management Act 2010 has yet to be enacted, therefore the Council is not legally required to record details of property related SuDS. However, some information relating to property SuDS may have been submitted with the relevant planning application which can be viewed via the internet at

Water and Sewerage Companies will normally include a surface water charge in their bills where roof water from a property connects to a public surface water sewer.

Drainage infrastructure serving a single property within the curtilage of that property will be the responsibility of the home owner to maintain, unless directed otherwise.

General advice on what it means to be in a conservation area is available on the Council’s website http://www.doncaster.gov.uk/services/planning/conservation-areas-in-doncaster. From this site individual information on all conservation areas can be found including a map of the conservation area and a brief summary of the special character of the area with date of designation. For several of the conservation areas there is also a full appraisal of the conservation area. If further information is required regarding the designation this is available free of charge on request (as above).
