Job purpose
To undertake general reactive repairs within the University Residential and Hospitality areas. The post holder will also undertake compliance activity as directed and required by statutory Health and Safety legislation.
The maintenance assistant will also provide effective and sufficient support to the Maintenance Chargehand (ahs) undertaking scheduled Pre Planned Maintenance (PPM) activity, routine and legislative checks and tasks. In completion of duties to ensure compliance with the University Health and Safety Policy.

Special conditions
Due to the geographical spread of buildings a significant amount of walking will be required. Principle work area will be in the Accommodation Residential and as required the Hospitality Outlets.
It is a requirement of the job that the post holder wear a uniform.
The post holder will be provided with and expected to wear at all times, corporate wear, name badge plus all PPE appropriate to the task undertaken.
Hours of Work 36.5 hours per week, falling between 08:00 and 18:00, to be worked flexibly as required by operational needs, Monday to Friday.
In addition the post holder may be required to work additional hours as required by business for which overtime or TOIL will be given.
Main duties and responsibilities
1 / Assist the Maintenance Chargehand and the Department of Estates in the development and implementation of a planned maintenance regime for the Accommodation and Hospitality function.
2 / Responsible for all minor repairs to furniture and fittings. To make up install shelving, notice boards and other fixtures and fittings.
3 / Responsible for all minor plumbing works e.g. unblocking sinks and shower traps.
4 / Responsible, under the direction of the line manager, for minor redecoration.
5 / Responsible for minor reactive repairs whilst complying with relevant UOB procedure and H&S Policy.
6 / Responsible for the testing of portable electrical appliances in line with UOB policy, labelling/marking and recording data.
7 / Responsible for undertaking regular planned maintenance of items e.g. bathroom and kitchen extractor fans and cooker hoods in line with PPM schedule.
8 / Responsible for undertaking statutory compliance inspections as directed, including the recording and registering of results and assist when required in the regular testing of emergency lighting and fire alarms.
9 / Responsible for ensuring that the customer is kept informed of work taking place at all times, providing feedback and information as required.
10 / Undertake Compliance/Safety visual checks and asset surveys as requested to areas which may include Plant Rooms and Laundry Areas.
11 / Undertake minor repairs to white goods within competencies.
12 / Ensuring that all work completed is signed off on maintenance facilities software/paper returns or issued to other sections or reported back to the line manager with any findings for further investigation, in line with departmental Service Levels Agreements.
13 / Manage work requests, evaluate, prioritize, issue and sign off as required. To liaison with key stake holders within the operations team.
14 / Report regular failures and repeated problems to assist with proper diagnosis and elimination.
15 / Attending regular meetings, training sessions and Toolbox Talks with the Maintenance Chargehand or others.
16 / To source, order and cost materials as required and in consultation with the Maintenance Chargehand whilst utilising the University’s store facility.
17 / Responsible for maintaining a small stock of materials and tools required for reactive repairs whilst maintaining them in a secure, clean and safe environment.
18 / To liaise with outside maintenance contractors as appropriate and when required escort contractors, surveyors or other employed persons.
19 / Liaise and work closely with all areas to ensure that any compliance or PPM work activity may be undertaken without causing disruption to commercial business activity.
20 / In all cases to liaise and work closely with the Operations Team to provide an outstanding level of Customer Service to Staff, Students and Commercial Activity.
21 / Ensure that as part of your duties you minimise energy consumption e.g. water and electricity and maximise the recycling opportunities for waste.
22 / To stand-in and deputise for the Maintenance Chargehand when absent or not available. To schedule and liaise with regards all Reactive and PPM activity using Estates Maintenance software and/or PPM registers.
23 / The post-holder will be expected to use facilities and other computer software and systems as appropriate.
24 / Any other related work as directed by the line Manager or the Head of Department.

Qualifications
A recognised City & Guilds or NVQ 2 qualification preferably in an engineering/building discipline, or a related subject. If no qualifications exist a willingness to undergo suitable training. / ü
Relative vocational training. / ü
Experience/Knowledge
Practical background with very good DIY skills. / ü
Have 3 years previous relative work experience in a building services environment. / ü
An understanding of the principles of heating systems and hot and cold water systems.
Experience in a customer facing environment. / ü

Demonstrate an understanding of basic plumbing systems and have the ability to carry out basic plumbing maintenance duties. / ü
To have experience of working on larger mechanical plant and equipment, particularly in larger buildings. / ü
