Agenda Item: 1st Quarter 2016 Financial Reports

Discussion:

Conclusions: Accepted. Will be posted on website along with meeting minutes.

Agenda Item: Past Due Balances

Discussion: There are still 3 property owners delinquent in their dues.

Conclusions: Warrants have been filed in Northampton County General District Court. Liens are to be filed with Circuit Court.

Agenda Item: Review Pool Opening

Discussion: Pool Tech submitted estimate for filter repairs that are needed

Conclusions: Pool Tech is making needed repairs ASAP for Memorial Day pool opening. The Telfers have cleaned up the common area planting beds. The Leffels have removed the water fountain that no longer worked and will be sweeping and putting out furniture prior to pool opening. The Stewarts are going to be maintaining the bathrooms as in the past. K. Stellingwerf will be purchasing new toilet seats for the bathrooms and cleaning out deck box.

Agenda Item: Price Quote for Common Area Trimming

Discussion: Jim Chappel submitted quote for “Heavy Trimming” $450

Conclusions: Approved. Trees will be limbed up and underbrush thoroughly trimmed, including poison ivy control spraying.

Agenda Item: Protocol for Hiring Contractors/Workers

Discussion: Should at least 2 quotes be obtained for each job?

Conclusions: As it is sometimes difficult to get multiple estimates in this area, multiple bids will only be required when the job exceeds $500 and if multiple vendors are available to submit estimates. Three board members need to approve the vendor.

Agenda Item: Price Quote for New Pool Cover

Discussion: Quote from Pool Tech $3,290.80

Conclusions: Prior to August 1, B. Leffel is going to take existing pool cover to local upholsterer to see if it can be repaired rather than replaced.

Agenda Item: Other Common Area/Pool Maintenencae Items

Discussion:

Conclusions: Pool Tech will be contacted to caulk expansion joint around pool perimeter. N. Leffel will replace damaged sharp metal edging around pool with wire mesh. There is no key to the back gate (closest to the bay). Lock will be cut and replaced.
