On behalf of the AB Home Owners Association (CCHOA) plus its Board Of Directors (BOD), I would like to welcome you to AB.

In order to assist you in feeling comfortable here, we would like draw your attention to several areas of interest. As part of this, we suggest you take time to read/review your copy of The Declaration of Protective Covenants for AB plus its attached AB By-laws. You received and signed your acceptance of these documents either prior to or at closing on your home.

Overall the business of AB is conducted by its BOD which consists of 5 homeowners. These homeowners were either elected by fellow homeowners or were appointed by the BOD to fill any existing BOD vacancies. The BOD meets at 7:00pm on the 2nd Tuesday of the month at where ever. There is also an Annual Homeowners General Meeting on the 2nd Saturday in May at 7:00PM at the same location. All homeowners are invited and encouraged to attend any and all meetings of the ABHOA. Meetings are conducted according to Robert’s Rules of Order.

ABHOA has a yearly dues structure. Dues are billed in January of each year and payable within 30 days of billing receipt. As the new homeowner, your yearly dues were pro-rated and paid to ABHOA as part of your home closing thus your ABHOA dues are paid thru this coming December 31st. The dues for this calendar year are $xxx.xx per home.

Your yearly dues include landscaping of your home lot (less inside your rear fenced area) and all common ABHOA property. Common property is generally all property outside your lot such as the entrance way, retention pond, and other areas.

Additionally your ABHOA dues include maintenance of the exterior of your home as a result of normal wear and tear.
