Oak Creek Lake News – March/April 2012

These Newsletters are issued bimonthly (every two months) and have been since July 2011. All issues areposted to the Association’s website oakcreeklake.org.

Membership in the Oak Creek Lake Association (OCLA) is limited to those who lease (or own) property around Oak Creek Lake.

The Association focuses on and addresses issues affecting lake lot folks.

We encourage those eligible to become a member of the Association to do so by submitting their dues (set at $10 for the year beginning June 1, 2011 and will be $20 for year beginning June 1, 2012) to P.O Box 376, Blackwell, TX 79506. At the end of this newsletter is a form to submit with your dues.

RECENT EVENTS:

Rural Water System:

As noted in previous Newsletters, the City of Bronteis considering providing through a rural water system (owned by the City of Bronte) infrastructure with leased (owned) lake lots able to hook to a metered system for potable water. This water will be treated water; the same as the city dwellers get.

The City estimates a monthly charge of $50 per month (for the first 3,000 gallons) and $4.75 for each additional 1,000 gallons per month.

The City wanted a total of at least 200 positive responses to move forward with a system for Oak Creek lots. The OCLA Board endorses such a system for Oak Creek. OCLA mailed to all lot holders who had not responded to the City’s inquiry of interest in such service (along with the OCLA January Newsletter) a postage paid postcard to mail to Bronte to indicate their personal interest. Bronte reports 56 additional positive responses resulting from this mailing, bringing total positive responses of 170. At this juncture, the City of Bronte says the number of positive responses is sufficient for them to move forward on this project (which will include Oak Creek Lake).

OCLA Website:

We continue to add information to the website that will be of interest to association members as well as the general public. We have fielded a number of inquiries made on the site…such as lodging opportunities…and the information we will continue to add should provide information about additional services of interest to members and lake visitors.

Annual Membership Meeting:

Association By-Laws require an Annual Meeting to be held May of each year with written notice provided to membership no less than 14 but no more than 30 days before the meeting date. Notice to meet this requirement will be forthcoming.

The Board has determined that the Annual Meeting date will be Saturday, May 26, 2012.

The Board has also set the annual dues (for 2012-2013) for members to be $20.00. Per the By-Laws, dues expire on the day before the Annual Meeting unless renewed on or before the day of the Annual Meeting. The By-Laws also provide for payment of the new dues year within the 30 days prior to the Annual Meeting.

The dues year coming up will be May 26, 2012 thru May XX, 2013 (as the date of the Annual Membership Meeting in 2013 in not yet known).

The Board has established the annual Nominating Committee (as required by the By-Laws) which will present to the Annual Meeting a list of nominees for the 2012/2013 year’s Officers and Directors. Gene Millsap is the Chairman of that Committee.

RESPONDING TO THE CALL FOR HELP:

The Blackwell Volunteer Emergency Medical Services (EMS) training classes for new drivers for their ambulance has six folks fast approaching their final exams. Upon completion, these folks, your Oak Creek Lake neighbors will participate in assuring emergency service to you and yours.

A recent “run” by Blackwell EMS encountered the problem of lack of information about the existing medications for the patient. The spouse didn’t know the details (which turned out to be considerable!!) of the meds and the sick spouse was in no condition to provide the information to paramedics on the scene. An up to date medication listing would include: Medication name, strength, dosage and frequency(such as: Pradaxa, 150 mg, one capsule twice a day) for each and every medication taken.

Another call for ambulance service in mid-March 2012 was met with difficulty when the “911 Address” was not posted in a way to allow quick positive identification of the location. That is, the address was in black wrought iron with no contrasting background…making it all but invisible during the night. You owe it to yourself, your loved ones and your lake guests to post your “911 Address” so EMS can promptly find you anytime day or night.

Tenant’s Duties and Conditions:

Our lease with the City of Sweetwater has a number of things we agreed to abide by. One of those items is:

(l) Tenant shall not remove vegetation, meaning trees or shrubs, without prior written consent of the City, which consent shall be at the sole discretion of the City. Vegetation installed by the Tenant is not subject to the terms of this Sub-paragraph. Tenant shall keep any grasses and weeds on the Leased Premises mowed to a height not greater than twelve inches (12”).

While another freeze or two may still come this year, the mild winter coupled with these wonderful light rains is greening up the lake properties.

It should not be surprising that if a City representative sees a violation such as tall grass or weeds on a property that at the same time any other violation observed would also be noted.

Lease Fee Rates:

The City of Sweetwater says the lake lot lease rate due the City on May 1, 2012 will not increase over what we paid in 2011.
