Commercial – New Site PlanChecklist

Non-electronic for 11x17 plans or smaller

*A Preliminary Conference is recommended prior to submitting a Site Plan Application.

Please contact the Planning Department to setup this meeting at 540-507-7434.

1.Completed Application Form.

2.Completed VSMP Registration Statement. Total Land Disturbance: ______acres.

3.Provide copies of Virginia State Contractors License, County Business License, Tradesman Certification and affidavit when required. (Licenses may be presented at the time the permit is issued.)

4.Correct Tax Map Number (Staff verified.)

5.Legal Landowner Signature, Limited Power of Attorney, or Commercial Business Representative Affidavit.

6.Erosion Bond – Required at time of permit issuance.

May be posted in the form of a Letter of Credit, Insurance Bond, or cash/check. Insurance Bonds must be in the name of the landowner and will only be accepted for $7,000 or more. The Letter of Credit and Insurance Bond forms are available upon request.

7.Thirteen (13) Site Plans – Site plans must be folded with site information to the front. Site Plan must include a landscape plan.All Site Plans will receive a Completeness Review by a Planner after submittal to confirm that the plans are complete and ready for the review process.

OPTION: You can choose to submit One (1) copy of your proposed Site Plan initially. Then once the Completeness Review has been done, someone will notify you to bring in the 12 additional copies. Or if we determine that your submittal is NOT complete, then you will have 30 days to submit Thirteen (13) revised copies of your Site Plans or your application will be voided and your deposit will be forfeited to the county.

8.Drain field Permit/Construction Approval (Health Department) – Required when the property is served by an on-site sewage disposal system (not served by public sewer). Businesses providing public food service with on-site seating, such as but not limited to: schools, day care centers, restaurants, fast food restaurants and convenience stores.

On site pre-construction meetings are required before any land disturbance occurs. Communicate with the Environmental Engineering Division staff to schedule the meeting date and time. Please reference the Tax Map # for location confirmation.
